23.01.2022 Transferring Property To A Relative For anyone who will be transferring property to a related party (eg. a child) the Office of State Revenue requires a valuation done for stamp duty purposes by a registered valuer. We have located a valuer who will do these valuations for around $250.00. Once the valuation is done a Transfer must be prepared and stamp duty paid. We can attend to this in our office through our on-line stamping facility.

10.01.2022 Buying In A Superannuation Fund - Can't Use Equity As A Deposit We just had a client who is very disappointed with a decision he made in relation to his elf managed Super Fund. He has recently bought two properties outright through his self managed Super Fund. He had thought that he could take the Title Deeds for these properties to a Lender and use the equity as the required 20-30% deposits requ...ired for Super-Fund borrowing. Lenders, however, do not accept the equity in p...roperties owned as a Super-Fund as security to fund the required contribution to buy another property. (They will however consider rents from other Super Fund owned properties to determine sericeability). Our client cannot now borrow to purchase more properties in his Super-Fund until the Fund has accumulated at least 20% cash to use towards the deposit. This is going to slow down the Fund's asset accumulation. It is important for anyone considering purchasing property through a Super Fund to seek financial and legal advice, before they finalise their strategy.
