23.01.2022 A Conversation With a Property Seller today! After being in the property space for 25 years I still get sickened by the stories I hear from sellers. Despite representing buyers I still feel sick when I hear about grovelling slimy sales agents. I witnessed a conversation at an open house today. ... The desperate agent was naming and shaming his competitors to talk himself up. This conversation I overheard while walking through the open home. (I generalise when I speak ill of agents but I dont make up stories or name the individual). As a Buyers Agent I dont knock other Buyers Agents by naming and shaming them to get the prospects business. anyway....The prospective seller came up to me and asked if I was an agent. I said yes I represent buyers. She asked for my number and she called me and we spoke for an hour. I educated her on the industry and what happens behind the scenes. She was in shock but very thankful we had a chat! Shell likely be a buyer client in the coming week. She was an educated woman and not stupid! Most agents are very poor negotiators, theyve done absolutely no negotiation training as the industry doesnt teach the craft of negotiating. You need to study it for years to master the craft. Its a craft not a skill! IT GOT WORSE.....While I was standing around I started up a conversation with the agent. Without even asking about the price she told me EVERYTHING. The only question I asked was is it the first open house. I was told the owner had knocked back an offer of 1.8M and they buyer bought elsewhere so they had no current interest. If youre horrified this is VERY common. I was told all this without asking. Im not going to name the agents, they all worked in the same office. There are three types of agents 1. A dishonest agent. 2. An agent who is a good person but theyve been trained by a crook, they dont intentionally do the wrong thing, they are genuine. BUT....these agents also cost sellers money, $10,000s. 3. An agent who continually invests in him/herself in high quality training OUTSIDE of the industry! They give their seller 120% and they are worth their waiting gold. The PROBLEM is they are very rare and difficult to find but they are out there. If you are considering selling listen to you gut feeling, remove the emotion. If it doesnt feel right dont sign with that agent. Regardless of whether you have to get 20 agents in to find the right one DO IT!
