07.01.2022 What is a Property Condition Report? A Property Condition Report (PCR) is a detailed description of the property and condition of items at the commencement of a tenancy. These reports protect both the tenant and the landlord for any liability if there is any damage or missing items at the end of the tenancy. As of 1 July 2013, the lessor/property manager must provide the tenant with two copies of the property condition report within seven days of you moving in. This report m...ust contain, the information in Property Condition Report (Form 1) available from the Department of Commerce. Two copies of the property condition report must be provided to the tenant within seven days of them moving in. The tenant then has a further seven days to mark any disagreement on the two copies of the property condition report and return one copy to the Lessor/Agent.
