23.01.2022 As a buyer you are entitled to inspect the property within five business days before the scheduled settlement or possession date. This is a good opportunity for you to check that everything is in good working order and that the seller has complied with their obligations if the contract was subject to any repairs. 01.01.2022 Ever wondered what it looks like when your settlement is completed electronically? Well this is one of many pages in the electronic platform PEXA, the main screen we like to see! The green bars track the progress from the time of settlement to the time that it is complete and funds disbursed. In an electronic setting, it usually takes less than 10 minutes for the green bar to move from Ready to Complete. Documents are checked against Landgate's registry to ensure e...verything is in order before settlement. When we act for a seller, their settlement funds are usually cleared in their account within an hour of settlement. Compare this to a paper settlement where documents are checked on the spot, the chance for human error is increased and bank cheques take three business days to clear. For a buyer in an electronic settlement, the title is registered immediately, a great improvement over the 1 - 4 week wait for paper settlements. As soon as the green bar hits "Complete" you can expect a call from us to say settlement has been successful - then it's time to pop the champagne! See more
