19.01.2022 Residential Property Seminar: Residential property has been a popular investment choice for many Australians but deciding if it is the right place to invest your hard-earned money can be a difficult one. Consider the pros and cons before you dive head-first into a long-term investment. This will put your mind at ease and allow you to suitably assess if property investment is right for you. Some pros and cons to be aware of when investing.. The pros of property investment... You can earn rental income from having tenants rent out your investment property. Benefit from capital growth if you buy at a good price and the property increases in value. The interest on an investment home loan is tax deductable. The cons of property investment Your rental income usually wont cover your total mortgage repayments so you may have to invest some of your income for repayments and expenses. Interest rate rises will affect your return and put the pinch on your disposable income and if the property market goes down, so too does your investment. There are high entry and exit costs associated with property investment. If you go through periods without tenants you have to be prepared to cover the entire costs. To help provide some clarity on the complexities of investing in the residential property market we have invited Hugh Francis from Ray White Real Estate to help explain the key things you should be aware of. Seminar details below: Topic: Investing in residential property Location: 4/420 Collins Street, Melbourne Date & Time: Friday 22nd September @ 12:00pm Duration: 1 Hour (There will be time for questions) Lunch: Will be provided Parking: RACV Club, 501 Bourke Street. Bring the pink slip with you and we will cover the cost for you. We expect this seminar to be very well attended so if youre interested in learning more about investing in the residential property market please do book your place as soon as you can. To book your seat please email [email protected] or call 9671 4990.

16.01.2022 Market Wrap - May 2017 Share markets rose during the month, following ongoing stability across the global economy and some recovery in investor sentiment. Bond yields fell (prices rose) as several key production surveys softened in the US with some early indication of a peak in economic data momentum and commodity prices. Credit spreads continued to benefit from easy financial conditions and strong investor appetite.... The US dollar (USD) gained against major cross rates alongside the yen while the Australian dollar (AUD) fell as commodity prices declined. Emerging market shares and bonds performed well despite rising tensions on the Korean Peninsula. Most markets in the region have continued to benefit from the broad-based recovery in Chinese industrial activity. Economic growth surprised to the upside in China as GDP growth came in at 6.9% (year on year) in Q1. The housing market remains stable but authorities continued to crack down on financial risks by limiting credit growth in certain pockets of the financial system. Australian economic indicators are generally stable. Headline inflation bounced in Q1 as business conditions remained strong. That said, consumer spending has remained soft which is likely to see the RBA keeping rates on hold. 15.01.2022 Retirement Planning Seminar: At Rancie Financial, one of the first things we do when a client comes to talk to us about their retirement planning options is sit down with them and find out what retirement means to them. A question we always ask is what do you want to do when you stop work? Some common answers are:... We want to travel more - locally or overseas Im going to spend more time with my family Ill spend more time (and money) on my hobbies I dont want to stop work altogether Im not sure but I want enough money to live on. Another question we always ask is, when it comes to your retirement, what do you worry about most? We usually get answers like this: I dont want to run out of money Can I get the pension? I want my partner to have enough to live on when Im gone How do I manage when the share market looks shaky? Its important to recognise retirement as a time of great change. And while the thought of staying in bed on a cold winters morning may be appealing, managing the many lifestyle changes is something you shouldnt underestimate. Retirement will look different for everyone but with careful planning you can take control by seeking advice. In an effort to help answer some of the questions listed above and identify how we might be able to assist, we have organised a Planning for Retirement Seminar which will be held on Thursday 23rd March from 7:00pm to 8:00pm (refreshments will be provided). The seminar will be held at the Donvale bowls club (Mullum Mullum Reserve, enter from Springvale or Reynolds Road). Bookings can be made by emailing [email protected] or calling Jon on 9671 4990. Attend the seminar and go into the draw to win $150 voucher to the French restaurant Chez Olivier - 4.8 stars. We hope to hear from you soon.

13.01.2022 Are you looking for an Aged Care facility for a loved one, or maybe even yourself in the future? Its one thing to understand the Aged Care rules; its another thing to be able to find the right care facility for your loved ones. Finding the most appropriate care facility can be like finding a needle in a haystack, which is why we have invited Jayne Maini from Millennium Aged Care to run a seminar, where she will help explain the traps and pitfalls when it comes to finding t...he right facility, and the key things to look out for. Who are Millennium Aged Care? Millennium Aged Care are a team of independent specialists, who have been providing aged care accommodation solutions and advice to individuals and families for over 18 years. The company was initially established in 1999 by three health care professionals in response to a growing demand within the community for a consolidated independent advocacy service, that could provide comprehensive, informed assistance to those seeking placement in permanent and /or respite aged care. Seminar Details below: Date: Friday 31st August 2018 Time: 12pm Location: 4/420 Collins Street, Melbourne Lunch will be provided. If youre interested in coming along, please do let us know. Getting hundreds of thousands of dollars together to put down as one lump sum is a privilege reserved for very few.... To help you navigate your way around the home loan environment we have invited Joel Sanchez (ANZ Mobile Lending Manager) into our offices to further explain the pro and cons of having a home loan, the fees to look out for, interest rates; fixed or variable, the term of your loan and the impact it has, and also answer any other questions that you may have, so please do come along.
