04.01.2022 BRR IT'S COLD OUTSIDE // ...actually it's been bloody freezing! Winter has definitely hit so I thought now would be a good time to chat about how the winter market is shaping up. Real estate folklore says the property market cools as the temperature drops. But is it a bad time to sell? WE SAY NO! Winter right now is as good a time as any to sell. It all comes down to the market at the end of the day. ... Key indicators suggest that the winter market this year will be hotter than winter markets traditionally. Data from realestate.com.au shows preliminary sales volumes remain close to those from spring of last year and buyer demand remains at near record levels as well. Last week the RBA also left interest rates on hold at their record-low of 0.1% and maintained again that they don't expect rates to begin rising until 2024 at the earliest. So with those record low rates and the certainty that they're going to remain low they're playing a factor in driving that buyer demand and the price rises that we have seen in the market. Ultimately selling conditions remain favourable, with less stock and motivated buyers. Buyers, with conditions continuing to favour sellers, expect to face stiff competition through the winter months. So... grab your coat, brave the chill and happy house hunting. - Ben

It’s a thing... a big thing actually. When your home is on the market, you’re going to experience plenty of sneaky drive-by’s of potential buyers keen to scope out the street and exterior of the home. So... make them fall in love at first sight and have them racing to the home open with th...ese little tips... HIGH PRESSURE CLEAN // It’s amazing how much grease, dirt and grime can build up on your driveway, house exterior and deck over time it’s a very easy way to make your outdoor space look well-kept and fresh. LAWN AND GARDENS // Overgrown gardens and dry, un-kept lawns scream ‘’hard work’’. Mow the lawns and give them a little extra water during the hot summer days (soz Watercorp, I mean only on designated watering days of course) and make sure your garden beds are neat and tidy+ free from weeds. Go a little fancy and plant some new flowers to add a bit of colour. CREATE A WOW FACTOR // A bright accent can add a lot of vibrancy. Try a bright blue bench or a yellow planter box. Feeling a little extra? Go all out and paint the front door in a bold colour!

02.01.2022 MARKET TALK Happy new year folks! We’re day 3 of being back in the office and we’ve already hit the ground running... pumped to launch some awesome properties in the coming weeks! Our northern corridor of #Perth is in hot demand, particularly along the coast ... Last quarter, several northern suburbs close to the coast and freeway took between 6-13 days to sell... Kingsley, Craigie, Heathridge, Padbury and Duncraig led the way. There’s a lot of talk about property price rises this year... while experts are predicted jumps of up to 10%, I’m never one to give that advice or suggest prices will increase (though we can see they clearly are) - but what I will say, is that when it comes to price rises, there’s a strong correlation between days on market and price increases... which makes sense because demand drives prices up! Buyer enquires remains solid despite the holiday season... I think sellers are in a unique position to be able to sell confidently in January which has typically been a quieter time in the past. Whether you’re thinking of selling or just playing with the idea of doing so during 2021, it’s a great time to get an appraisal and see where your home sits! You might be pleasantly surprised!
