21.01.2022 I’ve got a confession. I’m one of those people who has about a million tabs open on my browser. Like, sometimes the tabs become so tiny that I can’t see what any of them are!... 19.01.2022 When I was in year 9, I came 2nd in the year. Not 1st. 2nd.... So, instead of celebrating how far I'd come in a year, I cried because I didn't make it to first place. I even went to my year advisor to question my ranking. (he didn't change my ranking, despite my very strong arguments! ) And you know what? I still do this in business sometimes too. When I was growing my rent roll, and I had a great month with plenty of new managements, I'd be annoyed with myself for not listing MORE... When my rent arrears was sitting below 1%, I'd focus on the ONE tenant who was still 3 days behind in their rent... When my Facebook Ads are costing me $5 per lead, I'm annoyed that they're not costing $4 per lead... But recently, I heard a great quote (and I think it's by John C. Maxwell... but I'm not sure - let me know if you know who said it) "The only one you should compare yourself is you. Your mission is to become better today than you were yesterday" I think that if we all took that advice, we'd be able to celebrate our achievements more. What do you think? 19.01.2022 How do you take your coffee? For me, it depends... Some days it's an almond flat white (and occasionally, with a shot of hazelnut syrup when I need that extra hit of energy )... And other days, it's a cold drip (just plain and simple). Today my coffee is the thing getting me through a big day of planning and creating our upcoming Facebook Ads Workshop. You're the one who wanted to create something new... Youre the one who wanted to look after landlords in a way that is different from your competitors... So, stay focussed on your clients and your own vision. Ignore the competitors. Their opinion does not matter. You've got this!

It’s an app that will help you grow your rent roll (especially in a world where we’ve gone sooooooo digital, but you still need to have a real human connection with your prospective landlords)... It’s an app called Bonjoro And it allows you to film quick video messages and send them to your clients! Here are 3 ways you might like to try using the app: 1 New Leads Send a quick 60 second hello video to any new lead that comes in. This is especially useful if you haven’t been able to get the landlord on the phone at first. Sending them a quick video message really helps create connection with those leads. 2 After Open Homes As you’re locking up after an open home (or a private inspection), record a 60 second video for your landlord, letting them know how the inspection went, and what they can expect in the next couple of days. This is especially useful if you’re in an area experiencing high vacancy rates! 3 After a Routine Inspection Recording a video as you’re walking out of the driveway of the house, updating the landlord on how the routine inspection went. Explain to the landlord exactly what to expect following this inspection. This is SUCH a time saver! 14.01.2022 Do you need this little Sunday morning reminder? Well, here is your friendly reminder to take some time to chill today. I don't know about you, but the last 6-7 months have been pretty intense.... And I think it's easy to forget exactly how much stress you might be under. So, here's what I'm doing today to chill and recharge (feel free to borrow any of them for yourself). A morning walk (and maybe an afternoon walk too!) There's something about being outside, feeling the breeze in my hair and the sun on my cheeks that makes me feel restored. A phone call with my Mum. Now, it doesn't have to be a call with your Mum, but a phone call, or a video chat, or a "socially distanced" coffee will do you a world of good. Not a text chat, a real life, use your voice, have a laugh (or maybe a cry) conversation. Plan my week. I know that this seems like work. And it probably is. But if I spend just 30 minutes planning on a Sunday, it really makes the rest of my week easier. I sometimes get the "Sunday arvo blues" because I'm not ready to go back to work on Monday, so doing this planning really makes me feel excited for the upcoming week. End of weekend shutdown. At about 4pm every Sunday arvo, Matt (hubby) and I walk around the house to make sure it's tidy, the washing is all clean and folded, the plants are watered, and we know what meals were having (at least for the next couple of days). This little routine makes me feel like my world is in order and I'm ready for the work week. So, that's my plan for the day, and that's how I make sure I chill today and feel rested and restored before the new week begins. What's your biggest tip for a Sunday? - Ellen

08.01.2022 Where are all the other introverts? Sometimes, being in business is HARD when you're an introvert. Am I right?... Showing up to meetings... Running open homes... Listing presentations... Filming videos for social media... Phone calls (so many phone calls when you're growing a business!) Putting yourself out there... It can be tricky being an introvert when you're growing a rent roll. But, there's an upside to being an introvert too I mean, the least couple of months, working from home? It's practically an introvert's dream! I guess the truth is... There are upsides and downsides to being an introvert in business. But there are also upsides and downsides to being an extrovert in business too (although, sometimes I'm so jealous of you extroverts! I honestly wish I was one some days!) 06.01.2022 Thinking of starting a rent roll this year? When I started my rent roll, there was one thing I didn’t do right at the beginning I waited months before I finally did it... And I wished I did it earlier So here’s my hot tip for you, if you’re thinking of starting a rent roll this year. Get the boring legal advice. When you first start a business, you want to save money. So, when the lawyer tells you they charge $800 an hour to talk to you, it’s an easy thing to avoid. In fact, most new rent roll owners tell me that once they get to about 50 properties, they’ll hire a good business lawyer. But getting legal advice is the most important thing you’ll ever do in your business. You must determine the best entity structure for your business. You need to know how to structure your business best if you’re taking an investor or a business partner. You must know how to create an exit strategy for your business (and your business partner too, if you’ve got one). You need to know how to set yourself up for tax reasons (so that means your lawyer must talk to your accountant). Now here’s the truth about the boring legal advice: It will feel expensive. It will feel boring and like overkill. Especially if you work with a lawyer who really understands rent roll ownership. (But if you don’t, there’s a fair chance that you’ll wish you did.)
