24.01.2022 Confidence returning to WAs property sector despite falling house prices. What does this have to do with building, renovating or additions? If you've considered a shift to another neighborhood, a different block size (downsize or upsize!), or just looking to find a good investment - now is the time with house and land prices so low. Interest rates are at their lowest and banks are lending again. If ever there was an opportunity to build your dream home or renovate an exi...sting bargain buy, the time is here! In a recent report in the West Australian (https://thewest.com.au//confidence-returning-to-was-proper), CoreLogic, a leading property data, information and analytics advisor reported that "Perths property values slipped 0.7 per cent in June. Prices are now down 2.1 per cent for the past three months, 9.1 per cent for the past year and are now almost 20 per cent off their peak in 2014." Buying an older home on a block that may have been rezoned since it was built has advantages if considering building a duplex, triplex, townhouses or just adding a granny flat. We have the knowledge and experience building all of these, and navigating council limitations and building requirements to meet those regulations. Contact us for more information - Steve can help you plan and maximise your new purchase investment.

24.01.2022 Owning a property in a heritage listed area that's in need of an alteration, extension or a re-development, can pose significant challenges and can often be highly frustrating during consultation with Council in terms of what is and what isn't allowable for the build. Ridgeline has substantial experience and are well placed to help you negotiate and liaise with Council during the early design and planning phases of your project to bring you the outcome that you want. It c...an be a tedious activity if you aren't familiar with the process, however, there are ways to minimise the barriers and get your project rolling with full Council support. If you are in a heritage area or are worried about the Council's potential interest in your project's streetscape and aesthetics, it's important to involve them from the outset by discussing your project with them and getting them onboard. With this in mind, feel free to get in touch with us to discuss your design and build project. We can add value and significant experience while easing your project through Council, getting it approved expediently and building to your requirements. The project below necessitated a complete demolition due to termite damage structurally. We built a new (and improved!) you-beaut home to keep with the area cottage charm!

23.01.2022 Let the light shine through and save money...Daylighting! Daylighting is the controlled admission of natural light, direct sunlight, and diffused-skylight into a building to reduce electric lighting and saving energy. It's an energy-efficient strategy that incorporates many technologies and design philosophies. The components of a daylighting system are designed to bring natural light into a building in such a way that electric lights can be dimmed or turned off for a porti...on of the day, while preventing occupant discomfort or other building loads from increasing. Implementing daylighting on a project goes beyond simply listing the components to be gathered and installed. It involves decisions about the building form, siting, climate, building components (such as windows and skylights), lighting controls, and lighting design criteria. Talk to us about your requirements and building site specifics to optomise daylighting strategies. We look forward to hearing from you!

23.01.2022 A recently completed project in South Perth has given a new lease of life to an older 1920's home needing some TLC. Ridgeline constructed a large rear extension with full height glazing, sun louvres and pergola, and fully renovated the existing front cottage interior as well as adding a new ensuite. Projects of this nature modernising older homes typically evolve as they progress due to the many unforeseen challenges that eventuate. Ridgeline successfully worked through va...rious design issues to create a very functional new living space whilst complementing the original house and maintaining its authenticity. A beautiful home re-lifed for another hundred years.

Ridgeline is committed to supporting you through this socially challenging time, and ...we are ready to discuss your needs or queries by phone... or face-to-face with video conferencing. 21.01.2022 Lets think about design... working with your Builder when using an Architect or an Architectural Draftsman is paramount to getting not only a build that is within your budget (your Builder should be able to give you realistic cost projections), but one that is comfortable to live in and energy efficient in the long term. A recent article at ABCnews: https://www.abc.net.au//the-hidden-costs-of-mcman/10981336 - hits the nail on how many people go with what they perceive a...s the easy and cheaper route - relying on large project home builders - that provide set plans that take no account to their site orientation, window placement or insulation needs. What these big companies dont tell you either, is that any changes in the set design will be another layer of add-on costs. Research showed that out of 50 of these large project home companies in WA alone, only two of them employed an Architect to advise on projects. If you perceive that an Architect is too expensive, look at cheaper alternatives such as Architectural Draftsmen or emerging/start up Architectural practices. Youll have a much better design that fits your lifestyle and demands, with the added benefit of not having to over-build due to set design plans and enjoying long term energy efficiency and cost effectiveness. Call us for more information. As an Engineer by trade, Steve can help guide you and provide professional referrals to Architects or Architectural draftsmen to help you with your building project.

18.01.2022 Thinking of renovating? The Conversation has posted a timely article regarding waste generation involved in the demolition and rebuild process - not to mention some tips on how to avoid cost overruns and delays in the whole building process. We find working with the architect or draftsman from the outset encourages cooperation and provides a better result/outcome for the client. https://theconversation.com/five-ways-to-reduce-waste-and-s With our experience and engineering background, we can help you plan and build that next renovation, addition or new home! 18.01.2022 Now with the cold weather officially here, the subject of house insulation might come to mind. Is your home often cooler inside than outside (great in the summer... not so much in the winter), or are you running the heater more often than you'd like? Australia is still building four in every five new houses to no more than the minimum energy standard of '6 star'. Western Australia's average is the lowest in the nation, where new build ratings have slipped from 6.3 in 2016,... to 6.0 in 2018 (see table). If we continue to create a legacy of homes with relatively poor energy performance, making the transition to a low-energy and low-carbon economy is likely to get progressively more challenging and expensive. Sustainable housing has many documented benefits, including lower (or non-existent) utility bills, lower greenhouse gas emissions, and improved comfort and health. Ridgeline typically designs houses at a minimum 6.5 or 7 star design criteria and we are well positioned to help you find ways to optimise your build or renovation insulation performance, keeping costs down while saving money in the long run. We've just finished an extension project using a thick, foam-based insulation product (see photo) installed in the brick wall cavity to assist with heat retention at this time of year and conversely keeping the heat out during the summer months. Other forms of insulation and methods to reduce heat ingress/egress typically used include; sub-floor insulation, ceiling insulation, roof insulation (anticon), the use of louvres and shading systems, and tinted windows. See some of our prior Facebook posts and give us a call to discuss your needs?

17.01.2022 Another Ridgeline home SOLD! This was part of a development of four, two-storey townhouses in Balcatta, situated across from a large parkland and sports fields. Two of the houses were built with 'upside-down' living to take advantage of the beautiful parkland vista across the street. This marks the fourth and final sale for this ideally located and planned development.

12.01.2022 Today I'm re-posting from an earlier blog regarding sustainability and energy efficiency... two important aspects to think about when considering a new build or starting a renovation/addition to your existing home. 11.01.2022 Time to look up... When was the last time you had a good look at your ceilings? Signs of water stains and associated damage means you've likely got a leak in your roof cover.... I was recently talking with a prospective client regarding a roof replacement due to several cracked roof tiles and the resultant water stains and damage done to his ceilings. I understood his frustration having had the same thing happen to our our dining room ceiling due to a cracked roof tile courtesy of the TV antennae replacement man. In our case , we elected to do a whole roof replacement from tile to tin which was an instant success. Not only did we have a watertight roof during the wet winter, but gained significantly better insulation keeping the heat in during that cool winter, as well as keeping the heat out in that coming summer. In fact, the house was substantially cooler that summer...which not only kept our energy bill down but had us wondering why we hadn't replaced it years ago. Further embellishments such as whirly-bird type ventilators can help to further enhance roof space cooling. If you want to explore roof replacement - which can seem a bit daunting but needn't be - feel free to get in touch.
