09.01.2022 The ridge capping sits on a bed of mortar, which provides a solid, heavy base for the ridge capping to rest on. Mortar provides very little adhesion, though, so on a steep hip the ridge caps may have a tendency to gradually slide out of position, or even blow off in a high wind. Additionally, ridge caps are completely exposed to the elements - wind, sun and rain - as well as the clomping boots of the air conditioner man, the gutter cleaner, the electrician and so on.... Given that cement-based mortar is brittle, all this is a recipe for cracks to develop. And in a roof, cracks = leaks. Enter the hero: Flexible Pointing Compound! The flexible pointing compound goes over the mortar in a thin, continuous layer, holding it in place and forming a watertight barrier. This is a relatively new product, only available in the last couple of decades, but it is now the industry standard. It is available in a range of colours to suit your roof tiles, and when properly applied, carries a fifteen-year guarantee. In most cases the flexible pointing compound can be installed over the existing bedding without the need to re-bed the ridge caps. This is what is meant by repointing the ridge capping. But in some instances, where the ridge capping is in very bad condition or has moved out of position, a re-bed will be required. The ridge caps will all be lifted and the old mortar cleaned off. Then the caps will be relaid in a new bed of mortar and pointed with flexible pointing compound.

09.01.2022 We got a work order from a local real estate to find and fix a leak . Alarm bells were ringing when we were told by the tenants that it leaks even when it's not raining. Upon inspection we have found the lazy plumbing contractors had run the main water pipe through the roof. Just insane to do this and use a plastic pipe . As you can see in the pictures there is a waterfall pouring out and has ruined the ceiling.
