20.01.2022 Emily Rossen’s Tips and Tricks For Readying Your House For Sale Now is the time to ready your house for sale - most people will be back in Perth in February so you will have a much greater pool of buyers. I have worked very closely with Greg for the last 15 years. As we mainly sell in the older locations in the Western Suburbs (Nedlands/Dalkeith/Shenton Park/Subiaco), many houses we sell need a spruce up before they go on the market. ... Our aim is to get you the best buyer at the best price. We have an excellent group of electricians/tradies/gardeners/handymen/cleaners/furniture hire - and we coordinate these people for you for free as we ready your property for sale. These are the things I would do if I were selling my own house. If you have a new-ish house that just needs a tidy up; You will be amazed at how Sugar Soaping the walls and having the carpet professionally steam cleaned will do. If you have a garden, time to clear away those weeds and add some mushroom mulch. If your house is a bit older: new carpets and internal painting and possibly external). Think about getting the old light fittings modernised and changed to LCD downlights. Once again, mushroom mulch. These are things that won’t break the bank but make a huge difference. I do not recommend renovating/updating the kitchen or bathroom. These two things are very expensive and will probably be the first two things the new owner will change. When it comes to houses that are unfurnished, I believe it is really worth spending the money to have your house styled and furniture installed by professions all. Don’t do this yourself with random pieces of furniture you have in storage. After all, you are not only selling your house but also a ‘lifestyle’. Small things like putting away pictures from side tables is also one of the many other ideas I can suggest. 03.01.2022 Agent Saves Owner Plumber Expenses! A common problem with Gas Hot Water Systems (GHWS) is that tenants cannot make them operational. There are two types of GHWS.... 1. Older style with pilot lights that need to be manually started, or; 2. Those with automatic ignition from electrical connections. If your property has the manually started GHWS, it can create problems. They can blow out in the wind, or when a new tenant reconnects the gas supply, they may need to reset the pilot light. Sometimes the problem is due to a GHWS needing repairs or replacement. In the event of a problem, most agents would call a plumber, costing the owner money. At Rossen Real Estate, we do not want the owner to incur the plumbers expenses. So when a new tenant at a property reported they could not get the GHWS operating, Greg Rossen went to see if he could fix it. Guess what? He did and spared the owner the cost!
