01.01.2022 Had to say no a client today because of a rookie mistake (And I’ve promised myself never to do it again) The client was after a 400 sqm land with at-least 14m frontage, with minimum build footprint of 230 sqm. They also wanted to apply for zero boundary to the fence and apply to council for relaxation of certain estate covenants. We went to Hampton Pallara and found a piece (Lot 16). 475 sqm flat land, with 15m frontage right next to the parkland within their budget. ...You should've seen the glow on the clients faces when they saw it. As the sun was setting at bushland backdrop, it was the perfect moment of sale. The clients said Yep - we'll take it and put an EOI of $1,000 through net-bank there and then. I congratulated the buyers, drove back home. It was well past 9pm. I was ready to go the bed and it suddenly hit me. Jezzzz - I haven't looked at the disclosure plans to determine build footprint!!! I open my laptop, have a look it and bugger...there it was staring at me like hawk...a 102m Easement (3m wide) to the right of the lot, which meant that the house could only be 10.8m wide after taking into consideration the side boundary of 1.75m. (Can you see it on the image?) The next morning, unfortunately, I had to be the bearer of bad news. Called the clients, apologised for what had happened and asked them to pull out of the contract. Had their $1,000 deposit refunded immediately. Some agents would probably have pushed it though but it’s not me some things become a question of integrity and that’s just not how I want to do business. 01.01.2022 Now that we’re well into Summer, one ritual I follow everyday is to wake up at 5am, do some light exercise, meditate & go for a quick dive at our outdoor swimming pool (The Lagoon). The morning breeze, pitch perfect weather, birds chirping away and the view of orange sunlight striking our lush green trees is just a perfect recipe to get up, get started and get going. After a while it becomes so addictive, you can’t not do it. We shifted to Springfield ...Lakes almost 5 years and I must admit, it has been nothing short of living a fairytale - Alice in wonderland. You almost pinch yourself everyday whether it’s all really Real. Sometimes I reflect back on the lifestyle we had in Sydney and Adelaide for almost 17 years and without being too much biased to all my good friends still living there, I’ll just say that we haven’t been more happier with our choice. Sometimes I get people asking me - Do you only sell in Springfield Lakes? To which I say No we service the entire South East Queensland Market. But here’s the thing - when people ask him Dai, where is the best place to invest at the moment with good rental potential and high capital growth prospect for the long term, I have to be honest. It’s like having a car race with Ferrari on one lane and Kia Sportage on the other. You know who the winner will be, but you still need to acknowledge the fact that there are other choices around. A word of caution that there has been so much inquiry at Springfield over the last 3 months that Lendlease (land developer) has run out of land. So my advice is that for investment purposes, find something within a 5K to 10K radius of Springfield, and it’s still a good value proposition. Areas like Ripley, Bellbird park, Greenbank, Camira in my view are equally good for investment except you’re not paying for the Springfield price tag. There’s 4 bedrooms available for under 475K with a 3 year rental guarantee. With the amount of infrastructure spending that’s happening in Brisbane coupled by population growth through interstate migration, the demand is already outstripping supply by atleast 5 times. At some point, this is going to reflect on the prices. My gut says QLD property price will reach current Sydney level by 2026 while Sydney and Melbourne have their price corrections. I’ve even written a book about it - Check it out.
