24.01.2022 Building Information Modelling (BIM) - Dural home project I use BIM modelling when I document my designs over a certain size or complexity. For the ones that havent heard of this, BIM is three dimensional documentation of a design, instead of by two dimensional (2d) traditional drawings. Benefits of BIM are:... - Ongoing visualizing of the detail developed design, after sketches and concept design, for interiors and exteriors - Giving a thought to every single interface in a building, that can be overlooked in a 2d drawing environment - Better presentation of designs, such as using shadows and realistic materials in developed design - Better technical coordination with other parties such as engineers using perspective or isometric sketches BIM is a more time consuming documentation method compared to traditional 2d drawings delivery, but it is my preferred method for above benefits. I personally give full attention to this and model in BIM myself as the designer architect to make sure the design is delivered fully as per the intent.



23.01.2022 Skta offices project, Aydn, Turkey This was a project I designed under the guidance of architect kr Kocagz of Birok A. back in 2001. I had the pleasure of having a dinner with him during my visit to Turkey last August. ... As him being my mentor, I consider myself as very fortunate to have worked in his office. This project included converting a blank canvas warehouse into offices, display spaces. Facade alterations that included extended "gate" structures aim to enhance the entry point to the overall site. I have to thank to kr bey for providing me the opportunity to work in his office and I look forward to seeing him again in my next visit to Turkey.

22.01.2022 New project I have been awarded with a new project to design the interiors of a duplex development in Concord, Sydney. The clients have contacted me through word of mouth, which is the way I get most of my projects with, through reputation and trust I have been building. I noticed majority of the home users try to leave the interiors to later stages, by selecting materials themselves by not engaging a designer or leaving to discussion with the builder during early constructi...on. Benefits of having the interiors designed with an architect includes: - Reviewing materials with an industry professional, having a holistic picture of the whole building instead of focusing each space individually, - Testing various options through computer generated plans and perspectives, - Knowing exactly what to tender to the builders, to avoid common disagreements with the builder such as what is included and not included in scope of works. 21.01.2022 Happy Client Dural new home project concept design completed. Below steps have been taken so far: - Meeting with the client to receive their brief,... - Preparing 5 early concept options with hand sketch perspectives, - Developing client preferred option, - Consultation with local council, - Modifying the design to suit council feedback, - 3d modelling the concept, - Meeting with the client again to receive their feedback, - Getting a builder to provide a cost estimate to test clients budget, - Make final modifications based on builder feedback and latest client preferences This is another typical of my projects where I follow a step by step design delivery to achieve a smooth process. After completion of the concept, I am now instructed by the client to proceed to development application package. We aim to lodge the DA next January. I have received good feedback from the client, met with them four times so far, spoke on the phone and skype to receive their feedback various times. I comfortably feel we are part of the same design team. I am very excited about developing this very challenging project further and looking forward to successful completion.

21.01.2022 New project I have just completed a new project in Bondi Beach. This is a new cafe fitout, which we are managing the approvals with a private certifier through complying development path. Thanks to this we save valuable time and money of the client by not going through a local council development application. 20.01.2022 New project I am starting a new project in North Rocks, Sydney. I met with the clients on site last Sunday to discuss their brief. The brief is front additions to a large home, which sits on a steep sloping site with the most amazing bush views. I cant wait to develop this project further, I have a cantilevered structure facing the view in mind.

20.01.2022 Construction completed Secondary dwelling (granny flat) project in Lurnea, Sydney I designed and managed is completed. My duties included: - Concept design options early in the project - Updating concept to suit client requirements... - Coordination with certifier for approvals - Coordination with other engineers - Sydney Water approvals, basix certificate Approval process was with complying development that doesnt require council approval which saves clients time and money. 18.01.2022 New project I am starting another small scale project, this time on the other side of the Harbour bridge after last weeks Cremorne Point fence project. I couldnt be any happier. This project is to design a small pedestrian bridge in Wendys Secret Garden at Lavender Bay, North Sydney. I located it with a red square in the image. First design phase will include three options, and I will share them here as they develop.... 17.01.2022 New project I have been awarded with a very exciting project in Mascot, Sydney. It is an upper storey addition for a secondary dwelling (granny flat). I have been approached through a previous clients referral. I am always very grateful and happy to be referred by my previous clients. This new project is at concept stage at the moment, so far I have met with the clients twice, answered their further questions with online chatting and provided seven planning options.... The client preferred option is consulted to the local council early in the project as well, which is to achieve a smoother future development application process with a very particular and sometimes difficult Bayside Council. 16.01.2022 Approved for construction I received an approval from the private certifier to start construction for my Revesby, Sydney home project. This is a home design I did and managed through complying development process, which means we didnt need to go through a lengthy development application stage with the local council.... My duties included: - Concept design with various planning options, - 3D computer modelling and presentations, - Design development and approval package including full drawings set, - Coordination with structural & stormwater engineer and making necessary changes to suit their requirements, - Getting the required administrative documents for approval as required by the certifier to manage the process on behalf of the client. The home has a maximised internal area, with a pool, achieving a large 290m2 of space in a standard 518m2 urban lot with a modest 12 metres frontage. I am glad to be working with a very happy client and look forward to opportunities to assist on interior design and construction phase services. 16.01.2022 Woolooware, Sydney project is progressing This is a rear alterations & additions project to a detached home in Sutherland Shire. The image here is a comparison between the existing and proposed. The design allows the winter sun and blocks summer sun thanks to the roof form. I received a go ahead from the client today to progress to the authority approvals package. ... The project will be submitted for approval as complying development (CD) which allows the proposals to be built without the need of a local council approval. As the architect of the project I assist the clients during this approvals coordination by guiding the projects to suit CD requirements, I engage the engineers directly and be a single point of contact for professional services for the convenience of the clients. 15.01.2022 Development application lodged I have been working on alterations & additions to a light factory in Banksmeadow. Proposals include:... - New internal mezzanine level to increase the functional space - Carpark shade structure - Corporate signage - Site fence Design stage started with concept design studies with free hand sketch options, compliance studies with local council and Port Botany. I aimed at softening the look of industrial facades towards the residential zone. Hence a dynamic & colorful roof structure. I am excited & looking forward to coordinating this proposal with the local council and commencing the detail design.

Another difficult project designed to suit: - a tight budget - difficult steep sloping site - good connection of new additions to the existing home... - no planning flexibilities as it is aimed at being approved through complying development After 7 months of design and coordination process with the client, private certifier, builder for costing, stormwater engineer, it is lodged for approval to construct. 13.01.2022 New project I have started a very exciting new project. It is a new home behind an existing one as dual occupancy in Enfield. In the past few weeks I met with the client on site to get their brief, provided a fee proposal, prepared 5 design options as developed in coordination with their functional requirements. We will have a pre da meeting with the local council to coordinate the project earlier, prior to the development application for a smooth approval process.... 12.01.2022 Design management As part of my design services I offer my assistance to my clients to undertake tasks related to design & approvals management, in addition to the architectural design for their convenience. A recent example is from my Mascot secondary dwelling (granny flat) project that has been approved by the Bayside Council last month which its construction certificate (CC) stage is now in progress.... In addition to the architectural package during CC, I am assisting the client that include: - Getting quotes for private certifier, structural engineer, civil engineer, Sydney water service providers - Dial before you dig application, - Sydney Water approvals, - Erosion & sediment control plan, - Dilapidation report, - Assisting the client on various payments such as levies, contributions, - Compiling & administering the package of CC applications deliverables to be forwarded to the certifier upon completion of the whole package It has been a very positive journey with the Mascot client and I look forward to their testimonial upon completion of the project.

12.01.2022 Council negotiation & Happy client I have been working on an additional parking scheme for my previously designed 15 Martin Avenue Pagewood home. Initial design was reviewed as not acceptable by the council, even though I met with the planners prior to lodgement to discuss the design. Back then, they asked us to withdraw the application.... That day, the client agreed to withdraw as well, saying we wouldnt stand a chance of approval when the council asks to withdraw an application. But I didnt give up and negotiated with the Council, revised the scheme twice and ended up with a carport design in line with the overall building. I addressed the streetscape, setbacks, impacts in the design and in my statement of environmental effects. After lengthy emails and phone calls, finally we received an approval from the council today. Among the many development applications I designed & managed so far, I had many tough ones. But I am proud to note that I never had a refusal nor withdrawn an application.

12.01.2022 New project I have started an alterations & additions to a home project in Woolooware, Sydney. Concept planning is almost complete with below steps taken: - I chatted to the client over a few days to understand their brief before giving a fee proposal - I met with the client twice to discuss their brief - I assisted the client to get administrative paperwork required for complying development approvals... - I provided seven planning options to the client, with individual demolition plans. Options were also accompanied by a comparison table to illustrate which options are stronger in specific areas. - I am coordinating the client preferred option with my trusted private certifier to see the proposal is on right track I have an open minded approach and provide as many options to the clients as possible early in the design to find the full potential of their property. I also coordinate with approval authorities early in the project for a smooth project delivery in later detail design stages. I have provided various colour options to the client and met in person & online chatted to discuss the design. This project is aiming to achieve a two bedroom, two bathroom, living & kitchen space in a tight inner city block. ... Architecturally I am aiming the break the elevated mass by exposing the rear wall, floor and roof as a ribbon. I cant wait to finish the DA package and submit. 10.01.2022 My little pedestrian bridge design overlooking Sydney Harbour.. I prepared four design options to the Council. I test various design options early in the project by using my hand sketching skills. They are a thought opener with the client, they get engaged in the thinking process. Another bonus - they are done much quicker compared to computer softwares. ... My other personal experience with hand sketching is I get more emotionally involved, I embrace the design more. This method sometimes takes me back to my university years and even childhood.. I look forward to developing this little bridge to detail design & construction. See more

09.01.2022 New project I am very excited about starting a new house project in Revesby. This is the first sketch prepared during the first floor planning excersize. I will be aiming at a minimalist structure, horizontal plates, wide glass surfaces, white & light grey walls. Limited palette of finishes.... I spent a total of 4 hours face to face with the clients so far to brainstorm together & to translate their wishes into an early concept. Nothing compares a happy client and receiving their smiles. I look forward to advancing the design into approval package & start of construction.

08.01.2022 New project I am very excited to start a new house design for a site in Dural. The site has a steep slope and in bushfire zone. It is aimed at to be a grand home of 290m2 internal areas.... Concept design is in progress. I follow a system when I design where I keep the ideas flexible in the beginning, discuss extensively with the clients and take into account site conditions and planning restrictions as a basis, for a smooth project delivery. I send the concept to a reliable builder to test the budget early on as well. I prepared five different options so far which led to developing one to suit the clients expectations. Shown in this post are perspective studies of some of the options. I finished a client meeting today with happy faces. I look forward to developing this project further to the end of concept & to development application afterwards.

08.01.2022 Development application lodged My first development application to Sutherland Shire council was lodged yesterday. The project is alterations and additions to front and rear of a home. Rear: Ground level extensions and additions of a pergola plus a new pool fence, Front: A new entry portal and a front fence wall.... The overall palette is minimalist having only white walls and roof edges, black window frames. The project has been consulted to the council twice before lodgement, I had numerous client and builder design meetings to make sure the requirements for brief and cost are addressed as effective as possible. This is an upper storey addition to a narrow lot terrace house, which is 4 metres wide. I am very excited about the challenges ahead and dealing with City of Sydney Council for the future development application.

This is an industrial project built in Botany area, Sydney where we added a mezzanine level inside a small light steel factory. The mezzanine included a storage space and a new office, small cranes under its ceiling. 05.01.2022 Development application (DA) is approved. I just received great news from Sutherland Shire Council that the Sylvania project DA is approved. I see this as an achievement because we had a major landscape ratio non compliance. I managed this non compliance without the need of an external town planner advise and communicated our proposal with the council along with the lines of their planning controls. Below is the quick client response to the approval: " Great work mate, thank ...you for all of the diligent follow ups " I cant wait to develop the project in detail & see the construction on site.

04.01.2022 New project I have started a new project in Rosebery, Sydney. It is an upper storey addition to an existing single storey dwelling. I did a feasibility study before design studies, subsequently provided three design options. After client coordination the final layout is decided. During the early design stage I follow a design journey where I do a feasibility study, then come up with concept design options followed by concept coordination with the certifiers or local council. This allows me to have a smooth project delivery in future stages and an easier path to construction approval with less future design changes.
