20.01.2022 Three weeks ago it was reported WA had the highest March Quarter State Final Demand (SFD) across all States and was one of only two States to record positive growth but we were waiting on the WA State Treasury Department to release the figures for each component of SFD. The components of SFD are Private and Government Consumption, Business and Government Investment and Dwelling Investment, which can be thought of as private investment. So although it does not include imports ...and exports it does give an accurate snapshot of how the WA economy performed in the March Quarter. The Treasury Department has since released the March Quarter SFD component figures and even though they include a few weeks of the lockdown the figures are quite positive. On the positive side WA had a 7.4% increase in Business Investment and a 6.8% increase in Government Investment while Government Consumption decreased by 0.1%. It is always good to see Business Investment and Government Investment increasing because it generally means job creation and furthermore we would rather see SFD being increased as a result of Government Investment and not Government Consumption. Business Investment is particularly vital to WA economic growth and employment and like SFD it was great to see Business Investment continuing its upward trend into positive territory as shown in the graph below. It is also pleasing to see from a West Australian perspective that our growth in Business Investment is above Australias Business Investment for the first time in 7 years. Business Investment has a strong correlation with net interstate migration due to employment opportunities and the low point in Business Investment around 2016-17 was the main reason we had such large negative net-interstate migration that severely impacted Perth property prices.
