22.01.2022 On 1 July 2020, new allocations for the governments First Home Loan Deposit Scheme have been made available. The governments NHFIC (National Housing Finance and Investments) will be guaranteeing a total of 10,000 eligible home loans over the 12 months. This loan guarantee scheme, or the 5% deposit scheme operates on a first in best dressed basis.... Each participating lender has slightly different requirements for registering to the scheme. For most banks, an allocation can be reserved in advance and if a spot is not taken up by a certain date, it will be given to the next applicant in line. 17.01.2022 The July housing market report from CoreLogic Australia is out which looks at data for June 2020. - Change in Sydney dwelling values down -0.8% (past 1 & 3 month) - Recent falls represent an interrupted upswing (over a 12 month period) - Mild declines since April lows, but longer term outlook remains uncertain... - The most expensive quartile of housing continues to lead the downturn - Sydneys upper quartile down -1.3% over 3 months whilst lower quartile was down -0.2% over the same period. The Impact of the pandemic on the housing market is milder than expected, the resilience in values attributable to government support measures, loan repayment deferrals and scarcity of supply. 06.01.2022 Since RBA's rate cut last week, all the major banks have reduced fixed rates for owner occupier home loans on P&I repayments. Macquarie, as an exception, has reduced fixed rates across other home loan types (including investment loans). Fixed home loan rates for 4-year terms are now in the sub-2% territory, which is a historic low. Unfortunately, the banks have not passed on the rate cut to variable home loans. The banks argue that they need to protect profit margins becau...se deposit rates cannot be reduced much further.
