25.01.2022 Dear Beenleigh Lawyers We are about to take the leap and sign the contract to buy a house. There is a five day cooling-off period. Does this mean we can terminate the contract if we have second thoughts in the next few days? Answer: As long as you have not bought the property by auction there is a cooling off period of five business days. The cooling off period starts the day the buyer (or the buyers solicitor) receives a completed copy of the contract signed by both yoursel...ves and the seller, if that is a business day. If that day is not a business day, the cooling off period starts the next business day. The cooling-off period ends at 5pm on the final day of the cooling off period. Any time during the cooling-off period you, the buyer, have every right to terminate the contract. To do so you must give the seller or their agent a written signed and dated notice indicating you wish to terminate the contract. The seller must refund your deposit within 14 days of terminating the contract. However, be aware there can be a cost involved. The seller is entitled to charge you a termination penalty equal to 0.25% of the purchase price. For example on a $400,000 property this penalty would be $1,000. Therefore, it is important to take your contract seriously and not enter into it lightly. Be clear about the terms and conditions and what you are actually buying. It is advisable to obtain pre-contract advice from your solicitor before signing the contract. See more

10.01.2022 I just received a private call from Officer John Peterson from ATO telling me they had a refund for me from recent assessment and asked for my credit card details. Told them to post it and they said they did and cheque went back to them. I then told them I would call them back on the ID number on my phone from Southport number 56412297. They hung up immediately. Got to watch these scammers.
