25.01.2022 Six hours of back to back one-on-ones with our agents done I feel for all those suffering, both with their health and also financially. However, theres not much I can do about that. What I can do something about is the success of our agents As tough as it was, I wouldnt be where I am today if it wasnt for the last crisis/downturn (the GFC) ... By the time it was over, I only had $5k left in the bank, but Id survived (50% of Agents had not), and I had done the work to set myself up to THRIVE I had made 20 calls/day everyday, I had got as many listings/sales as I could, I had not got distracted (like so many are now), and Id turned my name into a household brand in my area. When the market turned, I grew my business by 250% in one year, and its grown every year since. So when I say I wouldnt be where I am today, I mean it! 23.01.2022 In the next instalment of Real Estate Uncut with Kevin Turner, I share my 4th lesson on how I not only survived during the GFC, but actually THRIVED, growing my business by 250% in 1 year! With the market slowing down rapidly now, these lessons have never been more important! In 2010, before the GFC really hit Australia in 2011-12, I was selling 1 property/week. I was writing $700k GCI, but after losing $300k to the agency I worked for, $50k for an assistant, + super & tax, ...I was only left with about $180k. Sound familiar...? When the market slowed, I went from 1 sale/week to 1/month, and there was no way I could survive on 1/4 of what I had been earning. I realised the best thing I could do was to start working for myself, and keep the $300k that I was paying to the agency... and thats exactly what I did! Was I scared? Yes! Did I think some people listed with me because of the agency I worked for? Yes! Could I have failed? Yes, but who cares...I could always go back to an agency! So I took the leap of faith, and honestly its the only reason im still in the industry now. Now that I have worked for myself for 10 years, I can honestly say its one of the best things ive ever done. I actually have no idea why so many agents still work for someone else, when all their clients are listing with them because of them, and buyers dont care who they buy from... they just buy from whoever has the listing. If you agree with that, why give 50% of your commission away!? Ill tell you why.... FEAR! So many agents I talk to are scared.... theyre scared theyll fail, theyre scared their clients wont list with them any more, theyre scared of upsetting their Principal. I get it! Fear holds all of us back. It nearly held me back too. But I thought about where I wanted to be in 10 years, and I knew I was never going to get there by remaining an employee. And now, 10 years later, I can look back and honestly say its the only way to work! When the market turned, and my GCI went up from $700k to $1.2M, I invested all of the extra income I was keeping, and built a $10M empire by the age of 35. 23.01.2022 Wow hasnt the world changed in the last week Last Wednesday we celebrated the launch of Eastell and Co. with one of the top agents in Coolum @Clinton Eastell or Coolum Clinton as hes affectionately known What made this evening even more special is that it was also Clintons 26th birthday. After starting in real estate at the age of 19 (1 year before me), he always wanted to open his own business. At only 26 (also 1 year before me), that dream is now a reality, and... Clinton, with Ashleigh Ebneter by his side, is already a raging success It may seem like bad timing to start a new business in this market....however the opposite is true! I started my business in 2011, while Brisbane was under water, and the GFC was slamming our market It was one of the best things Ive ever done. Deals dried up, and I had to work extra hard to get listings & sales. While most other agents were panicking, I focused on what I could control - thats where my 20:1:20 strategy came from. I made 20 calls a day (no matter what bullshit was going on in the world that day), and booked 1 meeting a day. That meant 20 meetings a month, and out of those, I knew I could get 2-3 listings I spent about 10% of my time everyday educating vendors on what price they needed to be listed at to sell, and the other 90% of my day getting more listings. Many vendors wouldnt listen to my advice, so I needed to carry twice as many listings as usual. I went from selling 1 property per week in 2010 to 1 per month in 2011 My income plummeted, and if it wasnt for the fact I was working for myself rather than an agency & giving half my commission away, its unlikely Id still be in the industry now. Secondly, because sales were few & far between, everyone noticed my sold signs, and I built a personal brand of being an agent that got results When the market turned, just as this will, I had positioned myself as a market leader, and my business sky rocketed In fact as soon as the market turned, my sales increased 250% in 1 year, and the groundwork was laid for the business I built over the next 6 years, eventually winning The REIQ Agency of the Year UrbanX

23.01.2022 One year since we reached Everest Base Camp - without a doubt one of the hardest physical & mental challenges I’ve faced Lessons learnt: when you’re going to embark on a new adventure in life, business etc, find a guide that’s walked the path before you,... determination is a test of your commitment, don’t focus on the whole task, just the next step, if you want to go fast, go alone but if you want to go far, go together. 20.01.2022 Theres only 2 reasons why any property wont sell, regardless of how good or tough the market is, and thats PRICE or PRESENTATION In this 3rd instalment of Real Estate Uncut with Kevin Turner, I share how to THRIVE during any market, especially a tough market like we find ourselves in now Whenever I list a property, I work with the owner to get the property presented as if it was going to be shot for Vogue Living Homes That meant starting from the kerb and looking at... the property through a buyers eyes Paint the front fence, gerni the driveway, oil the deck, de-clutter the house, and bring in some new furniture. A well presented property attracts more inquiry, and more inquiries lead to more inspections which lead to more offers which lead to a higher sale price. In fact, in my experience, $5k spent on improving the presentation of a property often results in a sale price $25-50k higher. The other benefit of maximising the presentation of my listings is that if they still werent selling, the only issue was the price! Many agents think their job is to defend the price, but I dont agree - our job is to get the HIGHEST possible price, given the market conditions. Sometimes its more than a seller wants, sometimes its less, but as long as we get the highest possible price, weve done our job. I also believe that the quicker a property sells, the more it will sell for, because after 4 weeks, it starts to go stale, and buyers ask whats wrong with the property. That means, if the property is presented beautifully, and it hasnt sold after the first 2 weeks on the market, its time to start aligning the price to the market, based on buyers feedback/offers. If after aligning once theres still no offers, its time for another alignment. The other point id make is that not all listings are listings; some are liabilities - meaning they are overpriced & unmotivated, and therefore just a waste of your time. The best agents are adapting to this new market, and pricing their listings accordingly. Buyers are recognising value, and transacting on those properties!

20.01.2022 I just finished recording a mini-series with Kevin Turner, which comes out next week, focused on helping you not only survive during the market downturn, but actually THRIVE During the GFC, I learnt lessons which are applicable now: 1. Strategy 20:1:20. No matter what was going on everyday, I focused on making calls & connecting with my clients/pipeline. I made 20 calls/day to book 1 meeting/day. If I could do 20 meetings/month, I could generate 2-3 listings/month ... 2. Goals - small, medium & large. Goals drove the activity & the activity drove the results. On days when I didnt feel like it, I focused on my goals. Examples: small - reward myself with an espresso after I made 20 connects (instant coffee otherwise). Medium - go out for dinner at the end of the month if I got 5 listings (stay home otherwise). Large - the @rolex I wanted if I hit my annual GCI goal 3. Price vs presentation - the only 2 reasons why every property wont sell. I started with presentation & Id help my clients make their properties look like they were to be photographed for @vogueliving Well presented homes attracted more interest which got them sold faster, which equaled selling for more. After I nailed presentation, if it still wasnt selling, the only issue left was price & I worked everyday to align my clients to the market. 4. Worked for myself. I wouldnt still be in the industry now if I kept working for an agency. At the time I was writing $700k & losing $300k to the agency. The quickest way to increase my income, when sales dropped, was to keep that $300k myself. At the lowest point during the GFC, I went from 1 sale/week to 1 sale/month, and my savings dropped from $100k to $5k. That was with me keeping all of my commission...I would have gone broke if I was only getting 50-60%. 5. Brand YOU. In real estate, our name is our brand, and our brand is not just a nice logo, its our reputation & what were known for. The brand that I built was Dan Argent gets results, and people noticed me for that. My business turned from a chase-business to an attraction-business, and when the GFC ended, I had 250% growth

06.01.2022 GOALS When I was 20, driving my $5k Honda Civic (swipe ), I got some advice that changed my life... You can have ANYTHING you want if you set goals & work hard.... Because Id grown up with NOTHING, the idea of having ANYTHING was appealing, so I wrote down everything I wanted I wanted to buy a BMW, an apartment, an investment property every year, a house for my Mum (bc shed rented her whole life), a beach house, and to start my own business I thought, if I can achieve all of those things, Ill buy my dream car - a @porsche 911 Remember, I was only 20 & driving a car that cost 1/60th of the price, but it didnt matter - others had achieved it, so why couldnt I It took me 15 years, but I achieved every goal on that list! Now I have a new list of goals, but this time a lot more balanced than just acquiring things. My challenge to you is to set goals for your life, and when doing so THINK BIG!! 05.01.2022 I need to be honest with you guys about something... It ALL starts with YOU Once you change your mind, your whole world begins to change!... You have to BELIEVE in you. It doesnt matter if your family believes in you, your friends, your clients, etc...the whole world can believe in you, but until YOU believe in you, you will never reach your full potential. And until you do, that burning feeling of unfulfillment in life will continue to erode your soul, and youll look for quick wins to make yourself feel better, like that new suit, or new watch, or new car, or new [insert more useless shit here]. So how do you believe in yourself, in your power, in what youre truly capable of...? Look at what youve achieved already, at how far youve already come, at the odds youve already defied! There is power in your story! And if youve been able to achieve all that....imagine what else you can achieve! Besides, until you start living the life youre capable of, how much pain are you causing yourself, and the ones you love? Is your doubt really worth that? When you doubt your power, you give power to your doubt. 02.01.2022 So many agents Im talking to at the moment are finding deals much harder to put together, nervous buyers pulling out, finance harder to get, etc . @commbank have said property prices will fall by 10% up to 20%. I predict properties up to $1M will fall by 10%, properties between $1-2.5M will fall by 20%, and properties over that will drop even more . This shouldnt come as a huge surprise to anyone - exactly the same thing happened during the last downturn. Whenever u...nemployment spikes, property prices fall . The issue for agents isnt so much the drop in value, its the drop in volume that it causes. When prices drop, only people that NEED to sell put their properties on the market (theyll all still say we dont need to sell ), and only people that can get a bargain will buy. . During the last downturn, my sales volume dropped from 1 house per week to 1 per month. That means my income dropped 75%. As I said yesterday, I was writing $700k, and after costs, I was only left with $180k. So living on 1/4 of that wouldnt be much fun . I decided to work for myself, and save the $300k per year Id been losing to my agency. My volume dropped by 75%, but my income only dropped by 50%, because I was keeping twice as much of the commission . I wont lie, it was still bloody tough, but I wouldnt have survived if I hadnt been working for myself! . If youre still working hard, 6 days a week, getting listings & sales, but watching all the commission disappear to your agency & tax, why not WORK SMARTER & EARN MORE . In 2013 I had $5k in the bank, and over $1M in debt. Fast forward to today and Ive built a $10M empire - all by working for myself, while most other schmucks I know in the industry stayed working for an agency, and have gotten nowhere over the last 7 years. . 01.01.2022 In the final episode of Real Estate Uncut with Kevin Turner, I share the most important lesson I learnt during the GFC - the one that set me up for 250% growth in 1 year, and the one that applies to every Real Estate Agent now! _ Prior to the GFC, I worked for an agency, under someone elses name. People sort of knew who I was, but my brand (my name) was diluted by the other brand. When I won @thereiq Agent of the Year in 2010, the media exposure that followed brought in $10M... worth of call-in business. Thats when I started to realise the power of Brand U. _ When I started working for myself, it was MY BRAND that everyone started to recognise every time a signboard got installed, every time a new listing went online, every time a sold sticker went on, it was MY BRAND that people saw... and it became a household name in my market. _ That meant whenever someone thought of selling, I was one of the agents they thought of. I changed from a chase business to an attraction business, and went from $700k to $1.2M GCI. _ Real Estate, like all other professional services, is ALL about the people, and ZERO to do with the company they work for. I would follow my lawyer, accountant, dentist, mechanic, PT, and doctor regardless of where they work - and real estate agents are the same. Ill bet if you look at your last 50 clients, ALL of them listed with you because of you... because you chased them, or met them at an OFI, or they were referred to you, in which case NONE of them were walk-ins, or called the agency you work for. _ There are positives that come out of every situation, and I believe the biggest positive that will come out of this current pandemic is that real estate agents will realise they are already working for themselves, so why not actually really work for yourself, keep more of your commission, and build YOUR BRAND... The stock market has taken a battering (just like it has now), and then unemployment started to go up (like it is now), and ultimately property prices dropped. I saw falls of up to 10% >$1M, 10-20% between $1-3M, and over 20% for $3M+ properties. Whilst thats not great, the biggest impact on agents is the drop in volume. People simply stop listing their homes for sale unless they really needed to sell. Were ...already starting to see that again now.
