25.01.2022 In September Sam celebrated her first anniversary of becoming the CEO of Tuckfield Conveyancing. To commemorate the occasion, the Tuckfields Team gifted Sam a beautiful painting. 23.01.2022 Don't ask Google ... ask Team Tuckfields! Question: will I get a refund for the deposit I've paid? Answer: you will receive a credit for the deposit paid when we prepare your settlement statement. Just prior to settlement you will be provided with a settlement statement showing debits for all fees and charges and rates adjustments in relation to your purchase. The statement will also show a credit for the deposit paid and a credit for any funds being provided by your bank. The final balance due by you will be shown on the statement. So in short, no you will not receive a refund of the deposit after settlement, it will be deducted when we calculate the balance due by you at settlement.

20.01.2022 "On 11 November 1918, the guns of the Western Front fell silent after four years of continuous warfare. With their armies retreating and close to collapse, German leaders signed an Armistice, bringing to an end the First World War. From the summer of 1918, the five divisions of the Australian Corps had been at the forefront of the allied advance to victory. Beginning with their stunning success at the battle of Hamel in July, they helped to turn the tide of the war at Amiens ...in August, followed by the capture of Mont St Quentin and Pèronne, and the breaching of German defences at the Hindenburg Line in September. By early October the exhausted Australians were withdrawn from battle. They had achieved a fighting reputation out of proportion to their numbers, but victory had come at a heavy cost. They suffered almost 48,000 casualties during 1918, including more than 12,000 dead. In the four years of the war more than 330,000 Australians had served overseas, and more than 60,000 of them had died. The social effects of these losses cast a long shadow over the postwar decades." It was a pleasure to have Sam accompany me on my most recent trip to Kadina, Moonta and Wallaroo. With everything that has happened over the past year, this was the first opportunity Sam has had to visit this region since ...taking ownership of the business. I loved playing tour guide and thoroughly enjoyed showing her our Kadina office and introducing her to our referrers in the area. Answer: approximately seven days prior to settlement you will receive a settlement statement showing debits for all fees and charges and rates adjustments in relation to your purchase. The statement will also show a credit for any deposit paid by you to the agent and a credit for any funds being provided by your bank. The final balance due by you will be sho...wn on the statement. We will provide you with our bank details and you will then be required to process payment to our Trust Account at least two days prior to settlement. Alternatively, some banks will allow you to sign an authority allowing the bank to draw on your savings. Bushy and I first met for coffee and a chat around 15 years ago at Patricia’s at Port Noarlunga. We have worked together with mutual clients ever since. 03.01.2022 Introducing another member of Team Tuckfields! Silje is a Conveyancing Assistant based in our Vale Park office and says: Before starting at Tuckfields I came from a background in real estate sales administration, which made it a smooth transition into my new role as Conveyancing Assistant. ... Even though I had some knowledge around real estate contracts, I had no idea how much more was involved on the Conveyancing side of things! Since starting here back in March, I have gained a lot of new knowledge and a better understanding around the law of real estate and property transfers. I work with a group of highly talented conveyancers who have a vast range of knowledge between them all, which has really helped me learn things quickly and overcome any challenges that I have been faced with. I have gone from basic jobs such as setting up files, to now learning how to draft Form 1’s in readiness for signing. Apart from working with such an amazing, supportive team, one of the main things I love about this job is the constant learning. There are always new things and new challenges to learn and work around, which definitely keeps the job interesting! I am so proud to be a member of Team Tuckfields.

A Great Conveyancer takes care of their clients too.’ The Tuckfields team deals with hundreds of clients and transactions every month, but we never forget that behind every transaction, is a human being with feelings and emotions. Jo works in our Morphett Vale office and told us about an experience she recently had with some clients.... My clients were a brother and sister. The sister had saved a small deposit but was unable to obtain a home loan due to her personal circumstances. In 2006 her brother purchased a house, with the intention of transferring it to his sister when she was able to secure a loan. She paid the mortgage, insurance, rates, taxes, and all other outgoings for 13.5 years and was eventually able to secure a loan in March 2020. I spoke to RevenueSA to see if we could negotiate a reduction in stamp duty, since the intention was always to transfer the home to the sister once she obtained finance. Luckily the sister was a wonderful record keeper, and we were able to provide Revenue SA with receipts, accounts and bank statements for the entire 13.5 years as evidence that she had paid all outgoings for the home. Both clients also signed a Statutory Declaration stating their original intention for the home to be transferred to the sister. After a lengthy and thorough assessment Revenue SA granted a full exemption of stamp duty, saving my client $14,000! I was so excited to be able to give her that wonderful news and she was just as thrilled as I was. On a personal level it was a big achievement and I’m proud of the effort that resulted in such a positive outcome.
