23.01.2022 A Spacemarket dream the former Saint-Vincent-de-Paul hospital in Paris. A great article on meanwhile tenancies, the key to revitalising our vacant city spaces. "Hospitals are rarely places of cheer and creativity, but the former Saint-Vincent-de-Paul hospital in Pariss 14th district is one of the most exciting places on the left bank. Former ambulance bays and car parks now house allotments, a boules court, a makeshift football pitch and an urban campsite, and up to 1,...000 visitors a day come to browse its market, eat at its cafes or catch a free live performance. Renamed Les Grands Voisins, or The Great Neighbours, the site is a magnet for Parisians and tourists alike, its former treatment rooms, A&E building and wards now a hub of social and commercial enterprise. Alongside a hostel providing 600 beds for the homeless are artisan studios, pop-up shops and startups."

"The East Harlem-based culinary nonprofit Hot Bread Kitchen has opened a new pop-up space in Chelsea Market that will host a rotating cast of alums from its incubator program, which provides training and low-cost kitchen rental facilities to culinary entrepreneurs. Up first is Gorsha, a fast-casual Ethiopian restaurant from Hiyaw Gebreyohannes, which will take residence in the space through October 31st. As the WSJ first reported, this reflects a new trend among food halls who are offering rent-free spaces to food startups in exchange for fresh flavors and ideas."

20.01.2022 An interesting correspondence from downtown San Jose, California. They are having a similar problem to us here in Perth, and interestingly the person driving the initiatives is the woman behind a business model just like MANY. This article covers the impact vacant storefronts have on existing tenancies, the impact of online shopping, vacancy taxes, lack of access for small business most of what were looking at too. Have a read, lets keep talking about it. "Large prop...erty holders also contribute to vacant signs. These so-called mega-landlords often buy up a substantial collection of buildings, owning so much property that rental profits on a ground-floor retail space are essentially negligible when it comes down to the bottom line. Theyre divorced from the streetscape, said Justin Levinson, a freelance developer and creator of Vacant New York, an interactive map of empty storefronts in Manhattan. Its not [necessarily] malicious Its a line item on a spreadsheet, and no one is paying that much attention to it. The same thing can be said for foreign investors and landlords who dont live in the area. Of course, property owners are quick to defend themselves. Theres a basic fallacy out there that somehow landlords want this space vacant, said Jordan Barowitz, vice president of public affairs at the Durst Organization, a large New York City real estate company. Landlords dont like vacant space. And youre going to try your best to get a good tenant. Some tenants might have a [store] use you dont want, or the tenant isnt high enough credit and thats why you turn them down, or the rent isnt close to something that will cover your expenses. Those turned-down tenants -- mostly smaller businesses -- are left with few options. In reality, said Gregg Bishop, commissioner of the NYC Department of Small Business, a really great mom-and-pop with a product or service the neighborhood wants wouldve been a better tenant. In San Jose, Sarah Lim, co-founder of downtown plant shop Fractal Flora, said, It leaves no room for small businesses to thrive here.

07.01.2022 We loved this article in Strong Towns this week. The process of consultation with residents and business owners in regards to a particular street, and a particular vacant building, reveal what the community themselves believe they will benefit from most by being there. Putting the social and economic wellbeing of the community before any other interests, and connecting them back to their own neighborhood. Using this process they start to re-think the entire street, examine wh...ats behind the planning decisions that have been made (and intend to be made), and what it will take to make a once great street great again. "In his book, The Walkable City, architect and planner Jeff Speck explains that great streets have four essential elements. Great streets are useful, safe, comfortable and interesting. Useful. There must be places to go that are worth going to. Safe. People need to feel safe visiting the street. Comfortable. Time spent in the street needs to be pleasant and enjoyable. Interesting. The street cant be monotonous but instead needs to have some life to it."

03.01.2022 We were shocked (everyone was!) to see the landlord significantly hike the rent (20%) on this long term tenant amidst the current Beaufort Street crisis... This is another huge blow for the street, the community, and Perth. This situation absolutely will not change if landlords and property owners dont start coming to the table... Were hugely in support of The Beaufort Street Network and hoping they can help here.

03.01.2022 Just read this great little piece via the Freo Chamber, about one small French town that managed to come back from the brink, reverse shop closures and revive itself. It is imperative we keep working to generate support for independent and small business if we truly want to see our city centres thrive again. "In the past eight years, more than 470 shops and businesses have opened here. Mulhouse is unique in that 75% of new openings are independents, from comic book stores to microbreweries and organic grocers. It is one of the only places in France with as many independents as franchises. And it is one of very few places in France where more shops are opening than closing."
