24.01.2022 I just wanted to let you all know that the Australian Government has made some changes to the Home Builder Grant. In summary, the main changes are as follows :- Changes to the HomeBuilder program include:... An extension to the construction commencement timeframe from three months to six months for all HomeBuilder applicants. This means that construction must commence within 6 months of the building contract being signed. An extended deadline for all applications to be submitted. Applications can now be submitted up until 14 April 2021 An increase to the property price cap for new build contracts in New South Wales and Victoria to $950,000 and $850,000, respectively, where the contract is signed between 1 January 2021 and 31 March 2021, inclusive. The existing new build property price cap of $750,000 will continue to apply in all other States and Territories. For contracts executed before 31 December, 2020, the grant will continue at $25,000 but for building contracts (new builds and substantial renovations) signed between 1 January 2021 and 31 March 2021, the grant will reduce to $15,000. So, if you are looking to purchase a property off the plan, be aware that if the contract is not signed prior to 31 December, 2020, then the grant will reduce to $15,000 after 1 January, 2021. 23.01.2022 Just a quick update on our project at 62 Berringar Road, Valentine. We are nearing completion with landscaping completed today. We need to complete letterboxes, a surround around the tank, a bit of touch up painting, finalise flooring and our entrance screen and we are complete. Our first occupant is hoping to move into her new dwelling at the end of November.... Here are some updates photos. 05.01.2022 Today we received development consent for our latest project at 15 Berringar Road, Valentine. It will feature 7 townhouses, each being 3 storey and each with a double garage. 4 of the townhouses contain 4 bedrooms, with a minimum of 1 bedroom on each level. The other 3 townhouses will consist of 3 bedrooms, with one bedroom on the ground floor, and 2 bedrooms on the 3rd level. We will be completing cc over the next couple of months and looking to market the townhouses early in the new year. At this stage, we have not set any prices.
