04.06.2022 Recently, a client came to our office seeking advice with regards to the closure of their Superannuation Fund. The only asset the Superfund owned was a rural block of land. Our clients were concerned with what would become of the block and if they would be liable for stamp duty on any transfer. Under section 29 of the Duties Act (2008), property can be transferred to the beneficiaries of the Superfund with the Office of State Revenue charging a nominal rate of duty being $20....00 only. It is worth knowing that each transaction must be submitted to the Office of State Revenue for assessment and their turn-around times can range from 2-3 weeks depending on how complex the transaction is. 21.01.2022 THE downturn in Perths property market has unearthed a handful of hidden gem suburbs where savvy investors and owner-occupiers are snapping up bargains and stand poised to reap the benefits in coming years. Those who bought recently in Hamilton Hill and Yangebup in Perths south, and Kiara in the east, can pat themselves on the back for an astute purchase, according to analysis for The Sunday Times by property group PRDnationwide. The same is true for those that have bought ...units in Victoria Park, Yokine and Tuart Hill this year. PRDnationwide national research manager Diaswati Mardiasmo uses carefully selected criteria to identify high-amenity suburbs where increasing demand and future projected commercial, infrastructure and residential development is predicted to put upward pressure on prices. The resulting hotspots are then filtered for affordability, defined as the State average loan ($350,000 in WA) plus the smallest possible percentage premium to return at least three neighbourhoods.

11.01.2022 Well theres no doubt about it, the market has been in a bit of a lull over the past 9 months mainly due to a number of factors including some uncertainty in Government with major upheavals at the top, which both parties have been guilty of, and of course the Royal Banking Commission which just left everyone confused, astounded and none the wiser. The smart money always does the opposite to what everyone else does, and it knows how to buy at the right price it doesnt... sit and wait until the price goes up and then kick itself that it didnt act sooner. Weve already noticed a slight upturn in the rental market, so take this as your cue to move this is generally a good indicator that prices are about to rise so take your cue now and act, or ignore it and be the sheep that follows everybody else which will cost you more money but will probably make you feel nice and safe and warm. There are a lot of apartments right now that will pretty much pay for themselves, and if the rental market continues to rise you will probably find yourself positively geared not a bad place to be, especially if you throw that back into the mortgage and let other people buy your future assets, which will keep you comfortable in your retirement! So, there you have it buy now, buy smart but dont outdo yourself on the bargaining side prices have already fallen, so dont push your luck and make ridiculous offers you may be a seller in the future, and the tables may turn so be fair. I have heard there are a couple of ways that p...roperty co-ownership can work. Can I please ask you to explain these to me? A: There are two types of property co-ownership. Firstly, you can be joint tenants. This simply means that the parties own the property jointly, in equal shares (that is, 50/50). If one tenant dies, the property automatically passes to the other owner. Another option is to be tenants in common. In this case, either party can sell their share of land or leave it to someone in a will. Tenants in common can own the property in equal shares, or in any other split (70/30, for example). Generally, in this case, tenants in common would probably be more appropriate.

06.01.2022 It has been said that the property price slumps were due to oversupply across WA, particularly Karratha and the wider Pilbara, and across Perth and the Peel region. New suburban areas were hit hardest, particularly around Ellenbrook, Landsdale, Wanneroo, Quinns Rocks and Mindarie in the north, and Beeliar, Aubin Grove, Baldivis and Byford in the south. But the market responded reducing new home construction. Much of that oversupply has now been "soaked up" and many of these areas are now seeing strong activity.

Housing Industry Association figures show that Perth remains the most affordable market of any of Australias capital cities for average families. The HIAs quarterly housing affordability report shows that an average wage earner would have to pay 26.5 per cent of their monthly pay to meet the repayments ...on a median-priced dwelling. Its index of housing affordability shows Perth has improved 5.7 per cent over the past year.

04.01.2022 A plan to slug foreign property buyers in WA with a 7 per cent surcharge will damage recovery of the states property market, a real estate peak body has warned. The measure, confirmed by Treasurer Ben Wyatt, is expected to be unveiled in detail in this afternoons state budget. While the surcharge was restricted to residential property, Mr Wyatt said "significant residential developments" would remain exempt. It is unclear what qualifies a property as a "significant" develop...ment. The move represents an increase on previous plans for the surcharge of 4 per cent, which was due to come into effect from January 1. WA budget 2018 preview: What you need to know Will the Treasurer and Premier still be smiling when this years budget is delivered? Real Estate Institute of WA president Hayden Groves said it was a "remarkable" decision by the WA Government. "By adding another 3 per cent to 7 per cent, what it effectively will do is just disincentivise further any foreign investment in Western Australian property," Mr Groves said. "Thats a real pity because A) we dont have a lot of it in the first place, and B) we need it to make sure projects get (off) the ground." Mr Groves said stamp duty taxes were inefficient and hampered growth.

04.01.2022 For years weve heard about the danger of methamphetamine labs in properties, in recent times it has come to light the serious health risks imposed by the use of methamphetamine. Here are some facts about meth: Meth / Ice / Crack use has been an epidemic in Australia for the last 22 years. We are the highest users in the English speaking world.... Meth is a vapour (not smoke) when it settles it solidifies and locks on to a surface, normal cleaning will not remove it and will leach back through a painted surface. Meth residue is invisible and odourless and will last for years and years, longer than a house will survive. Australian standard for residue is 0.5 micrograms per square 100cm, this is probably 2 sessions of 1 gram each in the same location in a house. Do not think it is only in poor socio economic areas, it is everywhere! Cleaning can be done estimate cost of a 3 bedroom house is $15,000, but this doesnt include replacing floor-coverings. Note meth labs cannot be cleaned, the property would need to be gutted. Research is showing that meth residue side effects include respiratory problems, headaches, eye and skin irritation, sleep disturbance, behavioural problems in children and can also seriously affect pregnancies, and people with ADHD and asthma. DO NOT get a test done from a company that also cleans. As your agents we need to ensure you are armed with the most up-to-date knowledge to help protect your investment. We know certain Landlord Insurance policies will cover you for most costs and the process of a clean-up with a recognised Government agency. The baseline test involves the collection and analysis of several samples, with results returned within 48 hours. If the house is clean, the property owner will gain a safe living environment certificate. If there is unsafe levels of methamphetamine present in your property, it will need to be cleaned by an industrial/commercial cleaning contractor. A procedure intended to remove illicit drug residues normally includes several washes with an alkaline detergent. In most cases, soft furnishings and carpets can be cleaned through laundering or steam cleaning. An outline of the process can be obtained from the Department of Health. Methamphetamine use in residential homes sadly, is a real issue. Of course we hope no owners are faced with a methamphetamine clean-up.
