24.01.2022 No one is a neat fit for a box Everyone has their own circumstances and needs buffers for different things, whether it’s buying a car or paying for a wedding. When you don’t have just one thing to offera mortgage, a training programyou don’t have to try to fit people into boxes; you can just listen and work out what they need.

21.01.2022 Hi Everyone, My name's Ryan, I'm in the sales and calling section of the Portfolios Investor. The chances are we may have had an over the phone conversation in the last 6 months regarding refinancing and your current story around property investing. During this time, I have spoken to 100's if not 1000's of people in regards to refinancing and property investing. One thing I have noticed is that there are a lot of people that know their current interest rate is too high but ...believe the process is too complicated and time-consuming to do anything about it. This simply isn't true. If your paying even half a percent more than you should be paying your burning money. The whole process of getting your interest rates lowered wouldn't take any longer than an hour of your time, its as simple as signing a few papers and sending your details through to Kelly our mortgage broker, Kelly does the rest. Because of this huge misunderstanding such as "it takes to long and I don't have the time" I have heard a LOT of excuses. Everything from I'm at the doctors to, I don't have the internet and everything in between. Today I herd my favorite and it's worth sharing, I spoke to a lady today that knows she is paying way to much in interest (over a 1%) although after I called her back she gave me an excuse of "Sorry I can't talk right now I'm playing scrabble" I wrote this post not to ridicule the individual but to use this as an example to bring awareness to the process of refinancing. It's not complicated, if you know you have a high-interest rate it should be your priority to get it revalued. If not for your own sake definitely your family's. So my question is, what's your excuse that's keeping you from saving 1000's dollars each year?

17.01.2022 What if everything that happened to us was our choice? The sooner people wake up to the fact that 100% of what happens to them in life IS BECAUSE OF THEM the better they will be. Life is benevolent it does not care where you are at it happens around you regardless so you determine your outcomes.... Its 100% what your perception is. Your self talk, beliefs and conditioning all contribute to your perception. You can either live by submission and just get rolled by life or you can attend to yourself and look at what you want out of life. Living By Choice Are you improving your finances? Are you acting in a tenacious way that is moving you towards your goals? Do you have clear goals? Are you working on being a success in life? Everyone knows what they have to do and how it works. The truth is our choices always deliver the results their designed to deliver. It is you choice how you react. It is your choice how you spend your time. It is your choice to feel busy or waste time. Its always your choice your intent. In living by choice I own my feelings, I am responsible for how I spend my time, I ask great questions of myself, I always push myself to be better, I open myself up to what’s possible. What About The Bad Days? Having a bad day? What it I told you my worst day is still a great day? Its possible? Its all about choice. Expectations are important to have a happy life you need to simplify you’re your expectations and get real about the criteria we expect from people and situations. Living Out Of Submission Living by submission strangely is still a choice. These are the times we allow life to roll over us. Maybe you don’t spend the time you need, or take the opportunities that are in front of you. Maybe its easier not to keep an eye on your finances ignorance is bliss right? You might pass up on a great investment property. You might see it all as too hard to do the work that would actually return you dividends. You just retreat to your home, pretend to be too busy and do nothing.The reality is that most people manage their financial future out of submission So what can you do? You need to understand that everything is about choice you must prioritise your time, your headspace and your focus to serve your life and get the outcomes you really want. To re-iterate Bob’s point, success shouldn’t be symbolized by money. There will always be more money to make, therefore if success is equated to money there would be no such thing as successful, because there will always be another level to reach.

09.01.2022 The Rest Of Us Are Discovering What Young People Already Know I hear it all the time perhaps I have been guilty of the accusation young people don’t have any direction, they don’t want to buy stuff that will tie them down, they are not investing in their future On reflection, I am not sure this is correct. Our measure of success has been skewed by decades of conditioning, what we believe about money and life in general. Perhaps we have been pursuing things that have no l...ong-term value and may not even be there when we want it, can anyone spell the word superannuation? The millennials ( now heading into their mid-30s) believe that successful people do not buy property, they rent. Success is about investing in experiences like travel, adventure and startups. The highest height of success is not found instability. So are they on to something? I think so but it does present a great opportunity for property investors and the investment market in general. Ownership Is Not Critical Owning their own space is not only not important it can be seen as the ultimate barrier to being wherever they like whenever they like. Their whole model is tread lightly leave only memories. They are part of the globalisation of the workforce and love variety in their experience. Being Trapped By Purchases Good news for burgeoning consumer debt. As millennials continue to only purchase what is essential the market will, and perhaps already has, fundamentally shift. Future business demand will rise to meet this generation, for example, more coffee shops, restaurants. All Purchases Go Down In Price Over Time They firmly believe that stuff depreciates over time, which it sure does, everything except wise investment. Excess is not important, owning stuff is important but not essential. Experiences Gives Us A Way To Relate This generation is bound by shared experience. They get the community in a way we probably never did. They care about themselves but not in a selfish way, but how they can better their world. What Does This All Mean? Millennials are getting older so I am wondering if the game is about to change for them. The world has never been more uncertain, and no doubt the highly leveraged may be feeling the pinch. So I can see where the fears may come from. I wonder though with sound support whether there are great options for millennials to invest but not feel trapped by the investment. Property investment presents are great opportunity to own AND rent (a sensible business model for decades now). A great investment will pay for itself while you can still be free to travel, explore, have adventures or start a business. What do you think? I’d love to hear your opinions. 03.01.2022 Know Your Options And It’s Not Necessarily Your Current Lender You’d never just go and buy an investment property and not check out the basics of the investment. What will it cost me? What are the deductibles? What ROI will I get? Where is the property? What is great about this area? It’s crazy right? You would drill down dissect your options and invest against a great criteria. Well sadly we don’t take the same approach to lenders. We just go back to our bank, apply for ...another loan and purchase a property, or worse get someone to pick one for us based on who they deal with best. The Challenge With This Model The challenge facing this way of investing is that with all the changes (link to next article) going on we need to know our options. The Extras Are The Killer If you simply want a better rate you need to know today things like your living expenses are now being more tightly scrutinised by lenders. For example, the better the suburb you live in, the more you are likely to spend, and the more money you earn, the more you spend. Living expenses by lenders are being manipulated by lenders based on this criteria alone. Additional living expenses are now preventing people from borrowing that second car, health insurance, extra mobile phones, Netflix, the voluntary expenses not really concerning lenders in the past are all coming home to roost. For property investors even interest only loans are being converted into principal and interest scenarios, further exacerbating the perceived borrowing capacity of an investor. What Can You Do About It? It may sound self-serving but brokers can really help. We take the time to understand and stay across all the market changes so you continue to get the best deal possible. Everyone is different and so are the lenders so taking the time to match borrower and lender gives property investors the edge over just going to the bank and taking out another loan.
