22.01.2022 The First Home Loan Deposit Scheme is well and truly underway - with an additional five thousand places able to be reserved from Saturday the 1st of February. The scheme has already been a huge hit, with the first places being snapped within a fortnight through major lenders CBA and NAB. The Scheme is helping people save thousands of dollars on Lenders Mortgage Insurance (LMI) - you can buy your first home with as little as a 5% deposit! If you think you know someone this c...ould benefit, please see the below eligibility criteria: https://www.nhfic.gov.au/what-we-do/fhlds/eligibility/ The new availability is only for selected lenders - I guarantee that you haven't heard of most of them! 20.01.2022 With the Reserve Bank dropping the cash rate to an all-time low of 1.25% yesterday, what does that mean for you as a customer? The 4 majors have already passed on rate-cuts on their variable loans - CBA and NAB have passed on 0.25%, Westpac 0.20% and ANZ 0.18% - and we are waiting for a lot of the smaller lenders to announce what they are going to do. A 0.2% reduction on a $400K mortgage saves you $46 a month on your repayment - or a whopping $552 a year! No changes to fixed... rates at this point - the fixed rates are already lower than the updated variable rates so it is unlikely we see any change in this space. Plenty going on in the mortgage world at the moment - if you have any questions please give me a call!

If you know someone who is talking about finance, let them know that a broker should be their first point of contact.

12.01.2022 With the Black Friday sales coming to a close and Christmas just around the corner, remember how things like Zip Pay, After Pay, Interest-Free Repayments and Credit Cards can impact your ability to borrow money. Retailers are advertising the buy now pay later schemes - and on the surface they sound great. If you are applying for this type of payment option, you are being approved for a credit limit - and that will have an impact on your ability to borrow for things like car ...loans and home loans. Banks basically use 4% of your credit limit as your proposed monthly repayment - a $10K interest free card that you signed up for to buy a new couch and a TV is now costing you $400 a month, and is significantly lowering your borrowing capacity. If you need to buy these types of items, then that is OK - but don't buy them just because they are being advertised with low repayments.

08.01.2022 As part of their most recent election campaign, the current government promised to make getting in to the housing market more affordable for First Home Buyers. Over the weekend, they announced the first details of their Government Mortgage Guarantee - to be implemented in January 2020. https://www.abc.net.au//government-unveils-detail/11644018... Key points: 1. The scheme will be offered to the first 10,000 applications each calendar year and will be available on a 'first come, first served' basis. 2. There is a maximum purchase amount in each major city (minimum 250,000 people) and also a reduced purchase amount in smaller towns for each state 3. Eligible applicants will have a maximum income of $125,000 for a single and $200,000 for a couple 4. Purchase must be for owner-occupied purposes, and borrowers must make principal and interest repayments 5. Only 2 of the 'Big 4' have been chosen to participate in the scheme, with 50% of guarantees set aside for smaller lenders There is still a lot more information to come, but 2020 looks to be a great year for First Home Buyers! Money is cheap with interest rates at an all-time low, and now the government are helping borrowers save thousands of dollars in mortgage insurance costs! 03.01.2022 The First Home Loan Deposit Scheme (FHLDS) has been a major success - helping plenty of Australians into their first homes without paying LMI! The scheme was released on the 1st of January, with spaces available for 10,000 first home buyers. It also features 33 lenders - with CBA and NAB the major banks that are participating. Spaces for the scheme with CBA and NAB have been exhausted, but contrary to current discussions, there are still spaces available for people to be pa...rt of the FHLDS with the smaller lenders! There has also been some great news released - there will be another 10,000 spaces made available on the scheme on the 1st of July!
