Unconditional offers are often appealing to the vendors selling the home, as it gives them the peace of mind that comes with knowing your sale has been completed. 12.01.2022 30 Ward St, Bell Post Hill has officially moved from "under contract" to SOLD!! For anyone who might not know the difference, a property is "under contract" when the Purchasers offer has been accepted by the Vendor, pending the approval of the Purchasers finance. In some cases, if a loan is not approved within 2 weeks, these deals can fall through. In this case there were no issues with the finance and our Purchaser is now the proud owner of 30 Ward Street!

01.01.2022 A beautiful day to wrap up a beautiful sale. 3/133 Grove Road has been one of the smoothest transactions I've been lucky enough to deal with yet. Our vendor, Mara, and her lovely daughter Dani were very honest and open with me throughout the whole sale process, and as a result we were able to operate the inspections with almost no inconvenience to their day-to-day lives whatsoever. The sale was wrapped up in only two weeks, and needless to say, Mara (who suffers extreme back pain) was thrilled to get the process over with in such a small amount of time. Moral of the story, tell your agent exactly what you want, and ask them to be open with you too. Effective communication will always garner the best possible result.
