Would you believe the best influencers and problem solvers DONT necessarily have the gift of the gab They listen, seek to understand and respond thoughtfully. My own success in policing, business and real estate are based on the two ears, one mouth principle. You cant understand or help someone if you dont listen. One evening I held a careers night for budding real estate agents. All ages- differing backgrounds. During my intro I asked, Who believes you need the gift of the gab to be a success in sales, real estate? Of the 15 or 16 attendees there, half of them raised their hands. Straight away I knew those 8 or so werent going to progress much further. REIA President Adrian Kelly (View Hobart) says in this article;... Currently we have a situation where listings are decreasing yet the enquiry level from prospective buyers is increasing."" It is simple economics that when supply decreases and demand remains that prices edge upwards. They certainly dont drop." "History shows us that in the early 1990s we had a sustained period of unemployment. It needs also to be remembered that in the recession we had to have interest rates for housing loans were around double what they currently are. I do not believe that this points to a catastrophic outlook for house prices. Back to me... Having bought my first house in 1989, just as Australia was heading into "the recession we had to have", interest rates reached 17%-18%! Today you can get a mortgage for around 3%. So here is why the property market outlook is not as grim as some some would have you believe... 1. Historically low interest rates and they will stay low for a fair while to come. 2. Governments will spend and offer incentives for buyers to get into the market, and trigger stimulus to get people back to work. 3. APRA have loosened the ties on Banks and the mantra is lend, lend, lend. 4. As Mr Kelly said, low stock levels with high buyer demand. What a time to sell!!! 5. We are at the half-way point of the 14 year up-cycle.
