19.01.2022 2020 is well underway and the Darwin property market appears to have picked up where it left off in 2019. Sales enquiries continue to be steady, more importantly though, many of these enquiries are resulting in sales. The latest RELM figures show Darwin overall sales for the December 2019 quarter to be up 11.5% annually and up 33.3% for the quarter.... Whilst this hasn't caused prices to start heading up, it has definitely slowed the fall our market has experienced over the past five years. If this trend continues, dare I say it......we could start seeing the market turn. Our property management team have also been extremely busy. Our current vacancy rate sits at 3% which is well below the Darwin average. The team have noticed good enquiry from individuals and families relocating to Darwin. Whilst we're not doing star jumps just yet, the indicators are looking brighter for vendors. 17.01.2022 It’s no secret the Darwin property market has experienced a number of challenges over the past six years. The last quarter of 2019 however, saw an 11% increase in the volume of sales. This renewed interest in Darwin property continued into the start of 2020. Now that all changed with all the uncertainty brought about by the Covid-19 pandemic. Although whilst a number of buyers were taken out of the market due to job uncertainties, those whose jobs were secure remained active.... A number of vendors have also decided not to sell for various reasons, be it market uncertainty or the inability to relocate interstate. This has created a situation we haven’t seen at United Realty NT for some time. That is a shortage of properties. I am dealing with a number of buyers actively looking for homes in the Northern Suburbs, Parap, Stuart Park and Fannie Bay. The enquiry continued throughout the restrictions on viewings and now that restrictions are being lifted across the NT, the level of enquiry is gaining momentum. 15.01.2022 It would be safe to say that 2020 is going to be a year that we talk about for decades to come, and we're only half way through. Whilst we've been through a truly testing six months, there have been some silver linings. The Darwin residential sales market experienced a slight blip before the buyer confidence we saw at the end of 2019 returned. ... Our market has been steadily moving along with first home buyers entering the market and many who have been renting stepping into home ownership again. However the number of new properties coming onto the market hasn't kept up with the number of properties being sold. We've been selling more properties than we're listing. 15.01.2022 There are a few angles to view the current Darwin property market. The majority look upon it as a bad market, a market where property prices are the lowest we’ve seen since between 2005 2008. There are others however who view the current Darwin property market in a positive light, you guessed it, buyers. The current market has presented opportunities for many buyers to get into the market, whereas five years earlier it appeared a fading dream.... Given the record low interest rates coupled with attractive property prices the difference between paying rent versus paying a mortgage is marginal. We are also noticing investors are slowly finding their way back into the market, and not only local investors, we are noticing interstate investors venturing north. Whilst the Darwin average vacancy rate is over 6%, the Darwin average rental return is 5%. We have witnessed a surge in sales over October and November this year and the enquiry has continued into December. Now while this has not translated into a rise in property prices, it is definitely a heartening sign. The NT will swing into election mode early next year and this will come with a raft of promises and pledges. Regardless which party stands victorious in August, the one thing that is certain is that the spotlight will be firmly fixed on them and the pressure to act will be immediate. The Territory and in particular Darwin, has a lot going for it, I’m confident we will bounce back, and it appears there are many others who feel the same.
