25.01.2022 One of the most common defects we are discovering are with the brickwork on new builds. There are small tolerances allowed in mortar bed and perpend thicknesses. Have you looked closely at your bricks lately?



24.01.2022 Cracking is a common problem in any home new or old. Cracks can seriously affect the amount of heating and cooling required. 24.01.2022 Manufacturers installation guidelines state that all edges of a door be sealed with 2 coats of paint. This is a common issue we are finding when conducting inspections. Without these coats of paint you are voiding your warranty. Sealing door edges is particularly important on external doors and bathroom doors. This prevents moisture damage to the laminate. Grab your phone, open doors around your house and take some photos. Feel free to post them here

23.01.2022 This is a $0.65c Triple Grip. Its role in a house frame is to tie your roof to your wall (pretty important little thing). In this image, it is not fixed to the wall frame AT ALL. This photo is from a Frame Stage Inspection we carried out last week on a house being built by one of the biggest volume builders in the country, in a new estate in Geelong. This frame had passed a frame inspection by a building inspector as well as inspections from the builder and the site supervi...sor. We immediately noticed this defect which is a breach of the National Construction Code (and also a serious oversight by the builder) and included it in our Frame Stage Inspection Report. The builder is now requesting a copy of OUR report from our client! For this defect to get through 3 inspections before ours is not good enough and goes to show how valuable our independent inspections can be to hold your builder accountable. See more

11.01.2022 This is a photo from a recent, post handover inspection. The cabinet, plaster bulkhead and cornice has pulled away from the wall as a result of ground movement.... This inspection was done less than 12 weeks after the build was finished. Our report was submitted to the builder and the process to have it fixed is underway. 07.01.2022 We have been so busy lately we have forgotten to update our Facebook page . Due to a recent inspection and report for a client in the Geelong area, the builder has responded to some of the defects saying the responsibility of maintenance is on the owner. Our question is how long do you believe is acceptable after a new build, for an owner to have to repair things like silicone, timber on external fixtures and paintwork? 04.01.2022 This is a photo from the roof space of a recent pre handover inspection we carried out. The vent above the range hood was not correctly vented outside. Imagine all that steam and fatty product just sitting in your roof space.
