14.01.2022 Melbournes Property Clock is ticking My friends, I believe we are in an ASCENDING MARKET in Real Estate. The media is pointing towards an increasingly buoyant property cycle, so you dont have to read between the lines to know that NOW is the time to buy. Imagine that the real estate market is illustrated as a clock lets call it the Property Clock! The positions on the property clock are determined by supply (either undersupply or oversupply I will talk more about... those in another post) with a range of external influencers either leading in to or out of one of these market conditions. As 9 oclock indicates the start of an upswing; 12 represents the market peak; 3 is the start of a downswing and 6 is the location of the market trough. Most often people wait to buy near the market peak (because they were scared before, but now they think it will keep going up and up, so I had better get in quick!), rather than during a downswing or at the bottom of the market (when they are also scared to purchase as they believe values will keep going down). When the property clock is at 3 and ticking away towards 6, negativity is ripe and we cry about such issues as falling house prices, interest rates, oversupply and general tales of property related woe. As such, most people stay well clear of purchasing, and the appetite for investing at this time can be low, when in reality the opportunities are at their best. Conversely when the property clock ticks away from 9 towards 12, as we are seeing with the market in Melbourne at the moment, we change tack and praise the apparent trends, throwing around terms such as boom market and hot property. Interestingly, this is when most people are likely to pile into the property market, buying near the peak, rather than during a downswing or at the bottom of the market.
