04.01.2022 CONSTRUCTION STIMULUS PACKAGE We are expecting to have answers from the government as soon as Tomorrow, but what could this package mean for you? Nothing has been confirmed as of yet but rumours are circulating that a stimulus of $25k or $30k or even $50k may be on offer for those wanting to build a new home. This will be a huge boost for the industry and will be a big help for many looking to get themselves into the market.... That all sounds great right? But all is not what it seems. IF this stimulus happens, the demand for land will go through the roof. With high demand comes higher prices. You can guarantee that developers will increase the price of land and any rebates will also be scrapped. Land is not the only price rise that will come of this. Building prices will increase also. Builders will be flooded with new inquiries and will likely increase their prices by around 5%. All of these increases and lost rebates could mean that you will be paying as much as $30k more for your build. Possibly even more So my take from this is that NOW is the time to act. Right now you can get your land and your build at the lower prices as well as available rebates (if your builder even passes these on like I do). If you time it right and start the process now, you could potentially benefit from the stimulus AND still get signed up before prices jump. I wouldnt wait long though, as this stimulus is no secret, so land developers and builders have been putting measures in place in preparation for this event (if the rumours come true).
