25.01.2022 An offset account is a transaction account that is attached to your home loan. You can use it the same way you would use your everyday banking account. Offset accounts can dramatically change the amount of interest you are paying on your home loan. Every day, the amount you have in your offset account will be compared to the balance of your mortgage and this will determine how much of your loan youll pay interest on. For example, if you have a $300,000 home loan and $10,000 in your offset account, youll only be charged interest on $290,000.

24.01.2022 What works for you? Fixed or variable interest rates? Fixed: The interest rate can be fixed for one to five years. Even if the rates change the repayments stay the same. This means you will always know what the repayments will be and youre protected when interest rates rise. On the flip side if the rate drops you wont benefit. Variable: The interest rates go up and down depending on factors like the official cash rate, market conditions and lenders decisioning. When rates go down so do your repayments, but when rates go up, well your payments do too.

16.01.2022 You might not have known it has a name but you have probably succumbed to the Diderot Effect at some point. The Diderot Effect states that obtaining a new possession often creates a spiral of consumption which leads you to acquire more new things. You buy a new sofa and before you know it you decide you need new cushions, a throw and maybe a a new side table and a lamp to go with the new sofa.... Think about Ikea - all those fabulously staged rooms aren't an accident, they are set up so you immerse yourself in them and you convince yourself you need everything in space rather than just the new chair you were originally shopping for.
