18.01.2022 Assuming the Victorian Government control the current COVID-19 outbreaks, it looks like we are heading for a strong market and I think we will continue seeing high levels of house sales in the new year. Low interest rates and buyer incentives will definitely play a huge role here. The boost to the opening of the year will add to a surge we saw the last few months, fuelled by the federal government’s HomeBuilder grants scheme. But remember! If you're buying, you only have... until the end of March to access a grant, which is now capped at $15,000 - down from the $25,000 for those who signed building contracts before January 1. Now is the time to hurry up, if you're aiming for a house and land package! And yes, I can get you a ‘turn key’ deal with all the bells and whistles including fully landscaped gardens, driveways, paths and clothes line, while interiors are painted and floor coverings like carpets and tiles are in place. Yes, we noticed too many buyers but not enough houses hitting the market in 2020. But confidence levels in property sales seem to increase in the new year, which is absolutely encouraging given the fact that property market remained resilient throughout two lockdowns already. I would certainly expect house prices to further lift in 2021. While stand-alone houses are likely to have the best of home price growth, townhouses and units would also continue to gain value as first-home buyers and downsizers pursued them. 07.01.2022 Cardinia Road overpass is now open, with traffic now safely travelling over the new road bridge. More than 23,000 vehicles travelled through the Cardinia Road level crossing each day, where the boom gates held up traffic for a third of the morning peak. With the new road bridge now open, congestion is reduced, and safety improved for the growing community and surrounding suburbs. The new road bridge and western shared use path are now open, with open space under the bri...dge and more paths to come next year. Firstly, we all know "first home buyers" pay $0 in stamp duty on all homes worth up to $600,000. In addition to that, the state government announced people buying homes worth up to $1 million would now get stamp duty waivers of 25 per cent, with 50 per cent discounts on new builds. Now isn't that a BIG... BIG WIN? Not only first home buyers and investors but also older buyers who have been looking to downsize will benefit the most from this government incentive.
