21.01.2022 Greg Smith writes.... Noosa Property owners ,you really need to take notice of what is going on in Council. Proposals are being put forward with the Short Term ...Stays situation that will effect the value of your homes and the flexibility of what you can and can't do in the future, if these proposals are made law !!! Yesterday council had a meeting re amendments to the Proposed New Noosa Town Plan. Excerpts from Cr Ingrid Jackson's report on yesterdays meeting are as follows.... Cr Jackson Said "I arrived at Thursday’s Special Meeting fully intending to endorse the staff proposed changes to the draft new Noosa Plan which were ready for further public consultation from next Monday. Over 50% of the 938 submissions from residents and ratepayers raised concerns about the draft plan’s suggested approach to short term letting, with a range of objections about impacts on the economy, personal income, precinct amenity and lack of fairness.But the picture changed when Cr Stockwell and Cr Wilkie moved/seconded an amendment to make short term letting of whole houses ‘inconsistent’ in low density residential zones. The amendment was carried 4-3 (For: Crs Glasgow, Stockwell, Wellington, Wilkie. Against: Crs Jackson, Jurisevic, Pardon) According to the new Noosa Plan Inconsistent use means the use is strongly inappropriate in the relevant zone because it is incompatible with other uses generally expected in that zone. So while house owners would still be able to submit a development application, getting council approval for letting a whole house would be a challenge, as there would need to be exceptional reasons. And staff said the fee for applying for inconsistent use is triple the fee for consistent use. I said this was going a bridge too far. I voted against the amendment and, to be unwavering, I also didn’t endorse the changes to the draft Noosa Plan which include this amendment to 'inconsistent" I might be wrong but as I read what it seems that Cr Stockdale , Wilkie , Glassgow and Tony Wellington are proposing is that ....if you own your own home and down the track lets say you want to travel , live in your home and travel for 6 months, and while you away holiday let your home, you will need a DA. If your home is in a low density Residential zone you will be able to apply for a DA, because it will be inconsistent with the proposed plan it will cost you triple the normal cost of an application with almost no hope of ever being approved !! As I see it ,these proposals will effect the value of your home. What is going on in Council? It appears that sections of council are putting " their" ideas to paper and then asking for for ratepayers input. Why not consultation first ??? Will the majority of what ratepayers want be listened to or totally ignored because of the agendas of faceless people behind the scences? Why are we having transparency resistance ?? We all want is what is best for Noosa , I would encourage all ratepayers to get propactive , if you have questions or queries contact your councillors ..
