24.01.2022 Smoke alarms are crucial when it comes to fire safety in commercial, industrial or residential buildings. Are your Smoke alarms operational? When was the last time they were checked?

23.01.2022 THE DANGER OF AN OLD METER BOARD AND OLD ASBESTOS: On a recent building inspection our Engineers found an old meter box with the fuses and meters positioned on a timber backing board with timber flooring above it. This is a huge potential fire spot. On the same site was broken asbestos sheeting, drilled and cracked. A potential health issue. It would be recommended that both these problems be rectified by correctly replacing with new compliant materials.

With regards to the photo attached - Do not use rooms and enclosures housing metering equipment for storage of materials or equipment. The following extract from the Service & Installation Rules (NSW) ... https://energy.nsw.gov.au/media/1901/download See page 78 4.2 LOCATION AND ACCESSIBILITY OF SERVICE AND METERING EQUIPMENT Service metering equipment must be located in an accessible area on common property. The customer must make sure that access to any enclosure for meters or service and metering equipment is never restricted or made unsafe. The location must always be kept clear. If access is obstructed the customer must remove the obstruction or relocate the service and metering equipment. Keep rooms dedicated to housing service and metering equipment well lit, clean and unobstructed. Do not use them for storage of materials or equipment. 09.01.2022 Fire Risk Warning... Timber backing board in old fuse/metre box.

06.01.2022 Welcome to July. June had us all so busy it just rushed by. Here is part of the Ausrisk Consulting Team. Wishing you all a fabulous weekend.

06.01.2022 Here are the brief meanings of these types of signs: Caution Signs: minor or moderate injuries may occur Warning Signs: serious injuries or death MAY occur... Danger Signs: serious injuries or death are VERY LIKELY to occur

06.01.2022 A fire waiting to happen? This canopy exhaust duct and flu is a clear example of a fire hazard. If you are a commercial kitchen operator (cafe, restaurant or fast food business owner), a building owner or a building manager, you have a duty to keep your kitchen exhaust system safe. This obligation falls under the Work Health & Safety (WHS) regulations and under the food safety standards for commercial kitchens. In particular, the Australian Standard AS 1851-2012 outlines a se...ries of minimum inspection, maintenance and record-keeping requirements for kitchen exhaust systems. In the event of a fire, failure to comply with these may be deemed as negligent or failure of duty. It is very possible that your insurance company will classify your fire insurance policy as invalid if you are not compliant. The repercussions of an invalid fire insurance policy can be catastrophic for both the business owner and the building owner. As a result, both parties should be playing an active role in ensuring compliance.

05.01.2022 What are the five steps to risk assessment?

04.01.2022 Why would an insurance company insure a building with these incorrect procedures such as in the photos attached? Maintenance and tidy housekeeping is essential in keeping a property in good order. 1. Blocked Fire escape stairwell hinders emergency escape.... 2, Blocked drain (leads to flooding) 3. Taped over unused fuse boxes on main circuit board instead of the correct cover plate. #insurance #fire #lossoftrade #outofbusiness #lossofincome
