I (AJ) was joined by the Queensland Premier Annastacia Palaszczuk this morning but there are enormous issues in Queensland. The way Labor was going last week- it was like they were deliberately trying to lose the election.... And finally with Landlords/Tenants... a new bill will be debated in the Parliament later this week. But the Queensland Government has scaled back some of their initial radical guidelines. The new guidelines include: Threshold criteria to qualify for the application of the COVID-19 rental response, that includes a 25 per cent reduction in income, or where rent exceeds 30 per cent of the tenant’s income. Tenants can be asked to provide the same proof of finances to property managers just as they would when starting a tenancy. Clear guidance on access for the sale of the property, virtual rental inspections and access for essential repairs and maintenance. A 75 per cent income loss threshold before a tenant can end a tenancy with a 7-day cap on break lease fees. Limiting any extension on the term of a tenancy agreement during the COVID-19 period to September 30, 2020 unless agreed otherwise by the owner and tenant, or there is an appropriate ground to end the tenancy. Now that is far greater than what was initially approved by Labor last week. So we are making ground. God only knows what they were on about last week!!!

14.01.2022 Many years ago I was visiting my Grandmother in a nursing home and wondered why Bernadette (then 24 years old) was in with the elderly. My mum, Moyla, told me she had motor neurons disease and needed care. There was simply no where else for her to go except in an aged care facility. I struck up a friendship with her and while unable to properly communicate she told me how depressing it was for her to be in there. This made my heart sink. It was difficult enough to be there a...s a visitor so for Bernadette to have to live there was unbearable. This lady, who I didn't know, opened my scope of not even knowing this type of accommodation was required let alone in desperate need of establishing. Then I heard about Youngcare. It's an organisation that helps to house the Younger Generation with high needs so I jumped on board with them from the start and every opportunity I get I will donate to help out in some small way. And here you were thinking I spend all my spare cash on wine!

12.01.2022 Riddle me this.... Why would a Tenant expect free rent for 3 or 6 months just because their Landlord apply for a mortgage holiday? Rent reduction, perhaps, but free rent?... There are still outgoings and maintenance on the property If an Investor apply for a mortgage holiday (as it's bring labelled) they will have a bigger debt than when they applied. This will eventually see an increase in rent.
