20.01.2022 RENTAL PROPERTIES & PETS I’m a pet owner. Our fur babies [pictured] are a huge part of our household. I’m also a landlord who has an open mind to tenant applica...tions with pets. In my extensive experience as a landlord, I’ve enjoyed times when a tenant has been happy to pay higher rent and remain a long-standing tenant because they were afforded the opportunity of having a pet. There have also been other tenants who abused the opportunity and caused significant damage (and stench) to the property. I’d love too see stakeholders engage in quality dialogue that resulted in more landlords feeling comfortable to allow (certain) pets on a case-by-car basis. And the industry also needs some form of ‘insurance’ that affords open-minded landlords the confidence of being protected if the tenant abuses the opportunity given. But one thing that must NEVER change is the asset owner’s fundamental right to have the final say as to whether they allow pets, what specific pet/s, and under what conditions. It’s the landlord’s asset, their risk, their call, no debate! Queensland’s new legislation proposal is a dictatorship disaster waiting to happen. If this horrid legislation gets passed, along with other utter nonsense by this clueless state government, absolute carnage will unfold. Mark my words! 13.01.2022 Many high profile buyers agents across the country only recommend buying investment properties in capital cities as they deem these to be the safest markets. Hmmm, enter Covid-19 and check out the vacancies rates in cities such as Sydney, Melbourne and Brisbane. Many have at least doubled since this time a year ago. Not to mention buying in capital cities you need much more equity to get into the market and the rental returns are, in most cases, negative. ... Maybe time for investors to look to regional areas for lower entry prices into the market. lower vacancy rates and better rental returns.

13.01.2022 "CQ businesses hurt but some bright signs" Job numbers are predictably down in our region however Central Queensland has seen one of the lowest drops in advertised jobs in Queensland. Central Queensland has $3.6 billion dollars worth of projects, many of which are still proceeding.
