02.01.2022 The ATO is focusing on claims that investment property owners are making for repairs to rental properties that are actually improvements. Some investment properties have work done shortly after the property is purchased, which has led to the term initial repair. These sorts of costs are not deductible as a repair, but as depreciation.... which is a lot less initially. Be wary before you undertake any work and seek advice to confirm deductibility.
