25.01.2022 Domain reports an 85% preliminary auction clearance rate for Canberra. This extends our run of having the strongest capital city results nationally. These results are reflective of an email exchange I had this week with someone in the industry working within a different organisation. They were finding from the developer side the market is price sensitive, however sales velocity can be maintained providing a measured approach is taken to increasing prices across the balance of... stock. Looking at auction results it appears there is strong demand across all price points, however like in the off-plan market vendors need to take a measured approach to pricing. Current market dynamics are amplifying results of those putting in the work.

25.01.2022 A bit of competition never hurt, but it’s getting harder to maintain balance between the two. So far in 2020-21 Financial Year I’ve exchanged 15 sales plus instructed another 13 sales for a total of 28 transactions. Now it looks like I’ve fallen a couple of sales behind, have you thought of buying off-plan? 23.01.2022 Canberra records the strongest preliminary capital city auction clearance rate nationally. Higher auction volumes have made no impact on our clearance rate. After months of exceptionally strong clearance rates driven by robust buyer demand, it was interesting to see SQM Research find a decrease in the number of listings having spent 30+ days on market. This indicates properties failing to sell each week are transacting post auction. The auction process appears to be an effect...ive method to help ambitious vendors understand the value of their asset. Just under $38,971,100 in sales is a great result. Just under three-quarters of properties selling under auction conditions in most markets would be a fantastic result, however, after months of strong results in Canberra it looks a little disappointing. 19.01.2022 Canberra has asserted itself as the strongest property market nationally. Those promoting fear mongering propaganda in April now have (mostly) moderate or even positive views on Canberra's property market. Dominating headlines at the time was a report by Commonwealth Bank forecasting property values would fall by 10% over the following 6 months. Low borrowing costs, lower than expected initial unemployment followed by strong employment growth and high average household income...s saw property values increase after CBA's report was released. It's author recently updated their forecast expecting property values to increase by 3.1% by the end of December 2021 and Canberra to outperform national markets. 19.01.2022 The market has a misconception believing they have until 31 December to exchange contracts. While this is not factually incorrect, it fails to account for Christmas holidays starting from 24 December and conveyancing timeframes to exchange contracts currently exceeding three weeks (at best) and often taking over a month. I recently heard the conveyancing process eloquently described as a ‘disaster’ by a very charismatic developer who identified timeframes to exchange contract...s had more than doubled in the last few months. Lowering of HomeBuilder Grant payments ratchets up pressure to act now. Robust demand across the market saw Canberra property values increase by 1.9% during November, according to CoreLogic’s Monthly Home Values Index. Our median property value of $672,866 now exceeds Melbourne’s at $672,172, as explained why it would in this column on 8 August. Delaying decisions has quickly become an expensive exercise. 16.01.2022 CoreLogic Australia reports Canberra is the highest performing capital city property market over the last 12 months. In that time, Canberra recorded the highest increases in values for all dwellings (6.76%) and houses (7.31%), Canberra also recorded the second highest increase in values for units (4.79%). Some buyers seem to be disillusioned, believing they have time to delay their decision and expect to still qualify for the $25,000 HomeBuilder Grant when purchasing a new p...roperty. Unit values increased in September and October by 1.1% and 0.73% respectively. Combined with previous results, this is an annualised growth rate for units of 10.98%. This leaves a precarious position for buyers who meet the means testing for the HomeBuilder scheme as it would be unlikely many, if any would have the capacity to save post-tax dollars at the same or similar rate to that of increasing values. By not committing to a property purchase in November, purchasers are creating high risk that contracts fail to exchange in time to secure their grant. There far too many moving parts in a property transaction to leave things to the last minute.

14.01.2022 Canberra heads toward an undersupplied housing market. According to ABS new dwelling approvals data new dwelling supply into Canberra’s housing market has been moderating over the last 24 months. Dec 17 Nov 18 - 7,051 new dwellings approved. 1,372 houses & 5,679 units. ... Dec 18 Nov 19 - 4,493 new dwellings approved. 1,177 houses & 3,316 units. Dec 19 Nov 20 - 5,013 new dwellings approved. 1,140 houses & 3,873 units. The number of houses approved has been steadily declining thus decreasing short term supply. Those requiring properties immediately face a very competitive market for established properties and exceptionally tight rental market with 0.9% vacancy rate according to SQM Research. 7051 dwellings approved between Dec 17 Nov 18 are now mostly completed and have failed to increase supply enough to cause rental vacancy rates to increase. Long delivery timeframes of 18 36 months for multi-unit stock makes it difficult to rapidly increase supply. This risks creating a critical undersupply of new housing once overseas migration recommences.

13.01.2022 In my Canberra Weekly column this week; Purchasers face a conundrum of determining value in a market which is accelerating away from them. Waiting just one month to eventually purchase at the median value would require paying an extra $8,117.30 for a house or $3,375.28 for a unit based on figures for October. Domain data showed the average auction clearance rate in October exceeded 80%. Agents have regularly been reporting sale prices exceeding reserves by significant margins.... Even vendors with ambitious expectations are finding buyers, although post auction negotiations may be required. 12.01.2022 Domain reports 82% preliminary auction clearance rate for Canberra. You'd need to look closely to spot differences between results yesterday and August 1st. The total sales value was $316,000 higher and the median sale price $48,000 lower than August 1st.... Interestingly, the average sale price was $10,193.55 higher yesterday. More data supportive of positive market conditions in Canberra.

Robust demand for quality multi-unit stock has seen values increase by greater margins than reported in CoreLogic's Home Property Value Index. According to their results Canberra units increased in value by 4.09% during 2020. Below is a table of sales results for exact floor plans. Sales prices are as per exchanged contracts and not an appraised value. Had I included plan types without direct comparison sal...es the appraised margins would be far greater than shown below. This is because of extraordinary market demand for unique offerings, evidenced by three suburb record breaking apartment sales at Molonglo Falls. 09.01.2022 The pandemic barely registered as a blip on the ACT's housing market shored up by its large cohort of people employed by the federal public service with prices up 6.9 per cent over the 11 months to November and ANZ predicting a further 8 per cent gain in 2021. Further federal government spending is likely to boost demand for housing from lobbyists, consultants and contractors seeking to tap that expenditure. 09.01.2022 Projects listing activity on Allhomes has been a little lumpy over the last month. Developers haven't yet started accelerating stock to market in hope of capitalising on increased buyer demand created by the HomeBuilder Scheme. In the last couple of weeks a large project in Denman Prospect combined with several projects re-launching with new sales teams have made a large contribution to overall projects listing activity.... My activity has deliberately been lowered as A/B testing marketing efforts is completed. Results will tangibly demonstrate value unlocked from a number of strategies deployed to generate additional leads and sales for my developer clients.

09.01.2022 Thank you Allhomes for contacting me to comment. Sam Dodimead of Blackshaw Projects said should Canberra’s population reach its anticipated growth projection, homes would see an uplift in prices. If you look at Canberra’s dispersed satellite town centres, each of those town centres have two or three premium neighbouring suburbs that people aspire to live in and that puts more pressure on dwelling values in those areas, he said.... Planning processes in Canberra are a bit difficult. It could take two to three years to get supply to the market so it will be difficult to scale up new developments, if there is an increase to the population it will take a little while to reach that number of homes in a single year.

09.01.2022 Setting out to achieve 300 transactions back in June seemed like a monumental task. Even after a slower couple of weeks with deal flow we've been able to stay in front of weekly transactions required. The biggest change driving exponential expansion of our sales volume has been other Blackshaw Real Estate team members taking an interest in selling off-plan. This has increased sales velocity delivering strong results across the portfolio of exclusively listed projects. It ...wouldn't surprise me to see a changing of the guard internally as those selling projects, rather than those selling established listings deliver the highest sales results. Mathematically this makes sense as there is far more airspace which can be subdivided and sold then there are established properties likely to transact annually. Watch this space...

06.01.2022 In my Canberra Weekly column I write about hearing prospective purchasers either expect property values to decline and are wishfully waiting on the sidelines, or perceive potential future growth and are actively making decisions to buy now. Buyers waiting out the market often quote reading values would fall by 20-30%. The media relentlessly spread fear into the market earlier this year however have been very slow to share positive news. One analyst who in April reported pro...perty values could fall by up to 30% now has far more moderate position. Especially when it comes to trends toward flexible work places and attraction to regional areas, which would benefit Canberra. Market conditions in Canberra are so blindingly obvious you'd need to have your head buried in the sand to ignore them. In the time since writing;... CoreLogic Australia released data showing Canberra house and unit values both increased during August. Interestingly at nearly the same rate. Real Estate Institute of Australia released their housing affordability report which found Canberra continues to have the second most affordable market nationally. Rental affordability declined, however the proportion of family income required to meet median rent is far lower than in most other jurisdictions. A shortage of quality listings is failing to meet buyer demand, leading to strong results across all price points. Evidenced by a $950,000 median this week and exceeding $1,000,000 two weeks ago.
