02.01.2022 Is your external balcony waterproofed to standard? Is faulty waterproofing allowing moisture penetration into your house? We started a rectification job this week where the original builder did not install a waterproof membrane to the undertile flooring on an external tiled balcony. This caused leaking into the structural timber framing of the balcony that rotted the bearers and joists. A costly repair for the current owners of the house who had been unaware of this major d...efect. The QBCC Standards & Tolerances Guide 2019 states that waterproof decks and balconies are defective if they do not have a membrane and drainage system sufficient to withstand wind-driven water to the extent that it is anticipated by the BCA and AS 4654 surging from the deck or balcony and penetrating the building. Do you own a house that has an externally tiled balcony? If so, you may need to consider having this checked by a licenced builder or building inspector, to ensure that there are no hidden problems that could be effecting the structural integrity of your home.
