25.01.2022 ONSLOW STREET was named after Sir Alexander Campbell Onslow (1842 1908), the third Chief Justice of the Supreme Court of Western Australia. A predecessor of the notable Australian Macarthur-Onslow families, for much of his life he suffered from an undefined illness, which rendered his temper uncertain. It was reputed he was quick to take offence and stand on his dignity and that he oscillated between rigid adherence to the letter of the law in situations which called for flexibility. He was a faithful Anglican and, together with Lady Onslow, was active in the colonys musical circles, entertaining them with his magnificent bass voice.

25.01.2022 Fully renovated, this charming circa 1900's cottage has been masterfully extended to create a gorgeous 3 bed, 2 bath home within a garden haven! Retaining all the original character features of the era, from a welcoming bull-nosed verandah to stunning Jarrah boards, picture rails, ceiling roses and deep Victorian cornices, this Fremantle jewel radiates European elegance. The abundant gardens are large, lush and beautifully landscaped, with separate zones for entertaining, play and relaxation. See for yourself online: https://www.dethridgegroves.com.au/157-hampton-road-south-/ or call me on 0407 884 035 today for your appointment to view.

23.01.2022 It appears Perth property buyers have come out of their COVID cocoon, with big numbers through our home opens again last weekend and multiple offers on new to market stock, in particular. Currently though there are over 30% less properties for sale than there were this time last year, and we now have qualified buyers looking to purchase off-market in an attempt to jump the queue! While some analysts might be forecasting an economic downturn, local sentiment remains upbeat so call me on 0407 884 035 if youre thinking of selling because here at dG Real Estate, no-nonsense and honest real estate advice is on the house!

21.01.2022 Tucked away at the rear down a leafy green drive, such a comfortable home in a convenient location is indeed a rare find at such a great price! On the doorstep of Stevens Reserve and a hop, skip and a jump to Boo Park, this well-maintained family home radiates character and charm. Boasting a garden of fruit trees and a pretty chook house, this light-filled family home offers easy-care living and an opportunity to live an envious Fremantle lifestyle! Open for inspection this weekend: Saturday, 22 August and Sunday, 23 August from 1pm - 1:45pm or see for yourself online: https://www.dethridgegroves.com.au/4-15-watkins-street-fre/

21.01.2022 With the Perth property market emerging from its COVID cocoon, its pleasing to see overseas buyers beginning a rebound back to pre-lockdown levels too! With strong demand from expats looking to return home, industry data shows increased enquiry coming from Hong Kong and the UK, in particular. Perth property is also considered somewhat of a safe haven for investment, much like our hard borders have kept us all safe from the pandemic. But with over 20% less properties for sale now than this time last year, its a sellers market so, if youve been weighing up your options and find yourself in need of some no nonsense real estate advice, why not call me on 0407 884 035 for a confidential chat because there really is no place like home!

21.01.2022 SCREW IT! At some point in your DIY handyman journey, you will encounter a stripped screw. A stripped screw is one with a head that has become so damaged, the screw bit on your screwdriver or drill can no longer get a good grip on it. Stripped screws occur when using the wrong screw bit whilst screwing, when working too fast, or when trying to insert a screw bit into a screw head at a weird angle. How ever they happen though, theyre annoying and can seem impossible to remove. But never fear! There is an easy solution to this dilemma. Simply cut a slit across the head with a worn down cut off blade in an angle grinder or dremel tool. Then remove with a flat head screwdriver. The smaller the grinding, wheel the less damage to the surrounding material.

20.01.2022 NAIRN STREET is named after Major William Nairn (1767 1853) who settled in Van Diemens Land upon his retirement from the British Army. Denied a grant of land in 1832, Nairn travelled with his wife and family to the newly settled Swan River Colony. His capital entitled him to a grant of 8,833 acres from the Crown, which he named Grass Valley east of Northam in the Avon Valley. He later acquired a further 3,280 acres on the Canning River and was appointed a guardian to minors sent to the colony from the United Kingdom.

20.01.2022 MAKE YOUR MARK! Successful DIY isn't just about having the skills. Knowing a few of the tips and tricks that are second nature to tradies will also make your DIY Jobs easier and quicker! For example, always cut on the correct side of a line with this little trick... Draw your measurement mark, then draw a second line at an angle away from the part of the timber you're wanting to keep. When the time comes to make the cut, a quick glance will show you on which side of the line to put your saw.

19.01.2022 Its been another tough week over East, and we extend our well wishes to our Victorian friends impacted by the new restrictions. While things closer to home arent exactly back to normal either, the predicted property price plunge is looking far less likely here in Western Australia. In fact, sales activity across the Perth metro area was up by a whopping 68% in July (as compared to the previous quarter) across both established homes and land sales - no doubt due to the building stimulus. With good numbers through our home opens again last weekend and multiple offers on new to market stock in particular, local stock levels are low, so if youve been weighing up your options and find yourself in need of some no nonsense real estate advice, why not call me on 0407 884 035 because it pays to look local!

18.01.2022 NAIRN STREET is named after Major William Nairn (1767 1853) who settled in Van Diemen's Land upon his retirement from the British Army. Denied a grant of land in 1832, Nairn travelled with his wife and family to the newly settled Swan River Colony. 18.01.2022 SHORT STREET is not so called because of its length, but is in fact named after Bishop Augustus Short (1802-1883), the first Anglican Bishop of South Australia. At the time of his consecration in 1847, his vast diocese, which also included Western Australia, had only eight clergy, four church buildings, one parsonage and one school but, helped by State aid he began to build. In October 1848 with Archdeacon Hale he visited WA where he consecrated St Georges Church. With help from the Society for the Propagation of Christian Knowledge and William Allen, he transformed the school which had been started at Trinity Church in Adelaide into the Collegiate School of St Peter, and in 1849 laid its foundation stone.

17.01.2022 Our homes, amid the COVID pandemic, became so much more than just living spaces. They became makeshift offices, gyms, and classrooms. They hosted at-home happy hours and made room for new hobbies. Indeed, the way we used our homes changed remarkedly over the first half of 2020, and perhaps forever made a mark on our purchasing decisions. While it might be difficult to find the perfect place right off the bat, having a list of your must-haves ready, will be a huge advantage when checking online listings. With renewed buyer activity and fewer properties for sale this month than last, many buyers however are finding their missing out! So, if youve previously signed on to receive our buyer alerts but your property preferences have changed, give me a shout out on 0407 884 035 so I can update your property wish list!

14.01.2022 STRATFORD STREET is named after Susannah Gwyther Easton (nee Stratford), the wife of Walter Easton, a teacher who emigrated to Australia in 1857 to serve as school master to the convicts in Fremantle Gaol. Easton and his wife Susan established the Windsor Vineyard Estate, which was later renamed Richmond in honour of the town where the family once resided in England. As prominent landholders, Easton Street, Walter Street, Gill Street and Morgan Street (later changed to Osborne Road) in the now town of East Fremantle are all named after members of the Easton family.

09.01.2022 BREAKING BAD: When is a crack on a wall a sign of a problem and something to worry about? As a general rule of thumb, when restoring an old building to its former glory, anything bigger than 5mm (or one you can stick your finger in) is potentially a problem. Although cracks on the walls of buildings are not all that uncommon; while some may be relatively harmless, others may be signs of a foundation that is sinking or has been damaged (known as subsidence). In so far as problematic cracks on walls are not taken care of, the damage to the foundation of the building can greatly decrease the value of your property.

09.01.2022 SAVE THOSE BUCKETS: Buckets are a renovators best friend! 08.01.2022 SALUSTRI PLACE was named after Nicoletta Salustri (1814 1892), the first woman of Italian origin to migrate to Western Australia. Shortly after her birth, her parents moved to Greece, where she met her future husband, an Irish soldier named James OByrne. James regiment was posted to Port Arthur in June 1839, so the family travelled to Sydney by ship with daughter Ellen, who was born aboard. James and Nicoletta returned to England upon his discharge from the Army but when the Crown sent selected convicts to WA to relieve the shortage of labour, James jumped at the chance to escort them as an Enrolled Pensioner Guard, and was granted free passage for his wife and their now extended family of eight children.

08.01.2022 With bank bosses and financial commentators predicting house price pain in the wake of the coronavirus pandemic, WAs peak real estate body believes local market fortunes will differ greatly to those of our east coast cousins! While industry watchers are worried what will happen to the housing market once JobKeeper and mortgage holidays fall away, REIWA President Damian Collins has set the record straight: WAs average days on market are down to 44 from 79, and there were 834 sales transactions last week compared to 520-ish this time last year. Perths property market sales activity is no doubt being driven by pent-up demand, confidence in our State economy and people taking the plunge with low-interest rates (far from the bleak outlook predicted by the banks)!

05.01.2022 Perths property market has proven incredibly resilient, given the wider economic impact of the COVID pandemic! And while prices may have declined in some capital cities, recorded falls over the June quarter were a lot milder than predicted. Unprecedented levels of stimulus, mortgage holidays, low stock levels and record low interest rates appear to have shielded values from any significant decrease. The virus has obviously been a driver of change and in more ways than o...ne. In particular, the way buyers are now searching for property online has been an eye opener, with the terms home office and study seeing an astounding increase in popularity over the past couple of months. Other common search terms up on this time last year include courtyard, garden and balcony, indicating outdoor spaces are now firmly front of mind for many buyers! See more

04.01.2022 dG’s property management team are still reeling after the announcement the moratorium on evictions and rent increases has been extended. After huge numbers through our open inspections and a further four properties leased this week, dG’s vacancy rate is now down to a super low 0.8%! With demand still outstripping supply, it’s no surprise that well priced properties are receiving over the asking price in weekly rent! The high number of applications, extension of emergency tenancy laws and pressure to allow more Australians to return home each week, equals a looming rental market crisis. So, if you or someone you know is thinking about property investment, now really is a great time to buy and take advantage of opportunities in the current market!

04.01.2022 Sales activity across the Perth metro area increased in July, with reiwa.com reporting volumes were up 68% compared to the previous quarter across both dwellings and land sales. While activity was obviously quieter during the initial stages of lock down, its exciting to see levels have picked back up to where they were before COVID kicked off! While there are no surprises with the increase in land sales due to the current building stimulus, its also satisfying to see that both houses (up 58%) and unit sales (up 51%) have also enjoyed a significant increase. There is however currently a shortage of properties for sale so, if you were thinking of selling pre-pandemic but put your plans on hold, why not call me for a confidential chat NOW while demand is high, and stock is low!

03.01.2022 According to CoreLogic’s latest home value index, dwelling prices across the greater Perth metro area increased by 0.2% in September! REIWA stats also show one in four suburbs south of the Swan River experienced significant sales activity growth. While listings were down 20% when compared to the same time last year, September was still the fastest month for selling houses since May 2014, taking a median of 28 days compared to 55 days in September 2019! While it’s clear the WA property sector is in recovery mode with the worst behind us, stock levels still remain low. With prices on the rise and record low interest rates, there has never been a better time for investors and home buyers to make their move so If you’ve been thinking of coming to market, why wait? Contact me today on 0407 884 035!

02.01.2022 The Freo property market and greater surrounds is on the move! 02.01.2022 West Australians passion for property has persisted throughout even the most trying times. A case in point: sales activity increased again last week by 19% in Perth! Its little wonder then, given buyers are competing for an exclusive number of homes in our local metro market, were seeing properties snapped up within days and spirited competition from buyers. This sales activity growth also shows that the established real estate market is still performing well despite the significant increase seen in land sales since the Government building bonuses were announced. If youre looking to find YOUR next home, make sure to visit our website at dgre.com.au and register for property alerts in your chosen suburb to ensure you get ahead of the game each time a new property comes to market.

02.01.2022 SAFETY FIRST Safety should always come first - especially when youre new to a job! Striking tools like hammers for example, are widely used but often abused. Hammers are made for specific purposes in various types and sizes, and with striking surfaces of varying hardness, but regardless of their size and shape, theres nothing worse than hitting your own hand when working with a hammer. Investing in an armoured hand protector or hammer glove is without doubt money well spent. But for a DIY alternative, simply cut a slit through the centre of a soft foam ball and slip it over the shaft of the masonry or cold chisel, then hammer away with your hand protected!

02.01.2022 WHAT A VIEW! 01.01.2022 MARMION STREET is named after William Edward Marmion (1815 - 1856), son of pioneer and whaler, Patrick Marmion. Often celebrated as Fremantles foremost son, Marmion started his own company, WE Marmion & Co, at the age of 21, and went on to have interests in pastoral, pearling, and maritime activities, as well as mining after gold was discovered in Yilgarn. A member of the WA Legislative Council from 1870 to 1890, a member of the WA Legislative Assembly from 1890 to 1896, and Commissioner of Crown Lands and Minister for Mines in John Forrests first representative government, Marmions all too brief life was devoted to the welfare of his native town.
