House prices which have been falling since the banking Royal Commission commenced, and have recently shown clear signs that they have stabilised, will begin to rise in value.... Just like the share market bounced back by around a 10% increase after the federal election, the property market is set to spike. 07.01.2022 Real estate gurus thoughts!!! Liberals winning the Federal election is GREAT for the property market and our business. The fear of negative gearing will be a thing of the past. Retirees will be rejoicing that their investments which are fully franked will not be double taxed. The government has pledged to assist 10,000 first homebuyers every year from the 1st January with a 15% bond to buy a home. These buyers will become exempt from mortgage insurance - a genuine saving of a...pproximately $10,000 - $12,000. Major banks have reduced their variable home loan rate to 3.69% & fixed 3 year interest only rate to 3.99%. The recent talk about interest rate cuts is a positive step in improving buyer affordability, however what is the most crucial factor needed to reboot the property market is for APRA to loosen its tight lending criteria. At present the banks are using an interest rate of 7.25 to assess buyers borrowing capacity. If APRA were to reduce this amount by 0.5% to 6.75% this would enable homebuyers to borrow an additional $50,000- $60,000, which would kick start the current flagging property market. The good news is that we have passed the bottom and we are now heading upwards and forwards. Home prices will start rising!
