They also check whether the constru...ction has building approval (i.e. That it has been constructed in accordance with relevant building regulations and has been approved by the relevant local council.) There is also the cost of legal assistance to complete the paperwork necessary to buy a property (conveyancing) and stamp duty payable to the government for their part in maintaining document registers and ownership record changes etc. Stamp duty on investment property may be higher than on your home. The total cost of those services and stamp duty, at the time of writing in Queensland, will be roughly 3.3% of the value of an investment property, which makes it about $16,500 on a $500,000 property. That information has to figure in your calculations for property purchases. NOTE: This means your $80,000.00 deposit is now $96,500.00.
