25.01.2022 You've gotta love it when work takes you way down south. We conducted an on-site measure up down in Gracetown. Only a shame the weather was off.



25.01.2022 Afternoon all, just a bit behind schedule with this one, nevertheless Ill get right down to it! Today is the last of the three-parter on the Armadale project, taking a look at the residences in more detail. We required four residences, three of normal standards and one to the liveable homes guidelines, essentially aimed at improving liveability for the elderly and those in wheelchairs for example. Each required two bedrooms, one bathroom, a powder room, 5m2 of storage and ...at least one secure parking bay. As such, I set out with two-storey town-houses in mind. On the ground floor, is a single-car garage, the main living spaces and the laundry/powder room with the rear drying-court. Upstairs, the bedrooms, each with their own built-in robe, the bathroom and a sizeable balcony facing to the rear. To the front is a 20m2 courtyard. 20.01.2022 Good Morning all, here we are again with another Monday, hope it's going good for everyone! I'm planning to rotate a talking point and a project every other week. This week, I’ll be talking about some of the benefits of getting your project done up in 3D as opposed to just 2D. As always, the first little bit will be posted here and the rest can be found on our website Helping you visualize the end product. Detailed renders and building walkthroughs are close at hand when the ...leg work of modelling in 3D is already done. Not everyone can simply compare a set of subway tiles or a paint swatches and visualize exactly what they would look like on a wall. This is where 3D's can come in, we use the Enscape plugin, which allows real-time editing of the project so that you can make the right choice for your home. Being a small consultancy means you aren't paying high overhead fees, it means you are supporting local and most importantly, you will get a quality result. Now it's all good and well to say that it's a quality result, most anyone can make that claim without real proof to back it up but we endeavour to provide exactly this. 09.01.2022 Good Morning all, today we'll be continuing the series on some of the past projects I've done. This week and indeed the next two parts will be on the major assessment of our second design unit. Being such a large project, it will be split up into three parts. The brief/site location, the commercial wing and the residential wing. The site chosen was a 2014 m2 lot in Armadale, almost directly opposite the train station, at the corner of Green Ave and Tudor Rd. Earmarked under ...the Armadale Redevelopment area by the MRA, inside the 'City centre project area'. In essence, this area was to fall in line with the general requirement that the areas around train stations should see a push for higher density while also upholding the MRA's elevated standards of design and amenity. 06.01.2022 Good Morning all, bucking the trend this week in favour of getting this three-parter out, as such today were looking at the commercial half of the Armadale site. A brief reminder, that the commercial wing was to house four retail spaces of 60m2, two offices and a cafe to seat 25. The retail spaces were required to face Green Ave, being the main road and offices had to be above the ground floor. One of the more curious restraints was that the commercial frontage needed 3m hig...h glazing for 80% of the street-facing wall. Notably, Ive employed an awning over the face of the cafe and retail to protect passers-by from the rain/sun. With the sheer amount of foot traffic likely, being right next to Armadale train station/ visible from the platform itself, the cafe lies on the southern corner. Positioned further so that the outdoor seating is also visible, offering passive enticement to commuters and locals alike. Ive leveraged a take-away window along Green ave for much the same reasons, as people generally associate busy cafes/restaurants with being good quality. The Cafe kitchen itself features ample storage space with a private rear entrance for delivery intake. Behind the cafe, is a set of stairs which lead to above the cafe, where a green garden is located for the Cafes use, this allows for sustainable re-use of green-waste and plenty of fresh produce. Being that these will be fairly lengthy, an excerpt will be used here and the full piece can be found on our website, on the feed. To start it off Ive picked out the major assessment from our accessibility unit, the brief was to retrofit one of... the campuses existing buildings into a training facility for people with varying disabilities (Both mental and physical), aimed at specifically office scenarios, to help get them back into the workforce.
