In recent months all the major banks have changed lending policy for new loans to property investors and they are decreasing their loan to value ratio. These changes vary from lenders to lender. ... The Reserve Bank met on the 7th July and left rates unchanged at 2.0%. They will now watch the domestic economy and international factors including the Greece Default situation before responding further if needed. This month theres good news for homebuyers on the horizon with reports of a pricing slowdown in the next few years taking effect.

15.01.2022 Type of Australian Holding Titles Torrens Title Torrens Title is a type of land ownership system where the purchaser owns both the property and the land it sits on. Torrens Title is the most common method of property ownership in Australia.... Strata Title Strata Title is used when there are common areas of a property, like units and townhouses. The buyer is given ownership of the inside of the property and co-ownership of common areas with joint responsibility to maintain them typically managed through a Body Corporate. When you are buying a townhouse, it has Torrens Title and you will be purchasing the land as well as the property. Strata by-laws can dictate whether you can make changes to your property, have pets, etc. Company Title Company title doesnt give the buyer any kind of certificate of title to the property. Instead it works like a company with shares, and the buyer receives shares in the company that owns the building.

In order to figure out your serviceability, your potential lender will look deeply into your finances. Its a no brainer to take your credit card debts into consideration when applying for a mortgage. But what many people do not realise is that high credit card limits will not bode well for a home loan application. If you have a high credit limit, you also have a high debt risk in the ey...es of your lender. As the logic goes, there is no stopping you from boosting your credit card limit the day after your loan is approved. It is also imperative that you pay your debt on time, according to your minimum repayments. Even if you havent put a cent on your credit card for the past five years, a high credit limit could negatively affect your serviceability. In some cases, the best thing you can do is lower your credit limit, or cancel that credit account entirely to be able to use your full amount of income to be able to purchase your dream home. 08.01.2022 In case you missed it..some good news for Queensland 1st time home buyers!

07.01.2022 Another chance to get on the Property Ladder for First Homebuyers The Government has announced price caps for first-homebuyer deposit scheme. Each year, up to 10,000 eligible buyers on a first in first served basis will be able to enter property market with a 5% deposit, with a caps on property price depending on region.... First homebuyers will only have to save 5% of a deposit under the plan, with the federal government to guarantee the difference of a standard down payment. Applicants must have earned less than $125,000 in the previous financial year as a single or $200,000 as a couple. The scheme will start from January 2020, when eligible first home buyers will be able to apply to yet-to-be-announced lenders. The government has also announced price caps for support through the scheme, which is $700,000 for a house in Sydney and $600,000 in Melbourne. Theres a flat price cap for the ACT is at $500,000 and the Northern Territory at $375,000. Property price caps in Queensland would be $475,000 for a City or large regional centre and $400,000 for other areas.

02.01.2022 RBA cuts interest rates to record low of 2.25% The Reserve Bank of Australia has cut interest rates for the first time since August 2013. In one of the most closely-watched policy rulings since the global financial crisis, the RBA board lowered the 2.5 per cent cash rate by 25 basis points to a new record low of 2.25 per cent. The move was designed to further stimulate business activity and household spending in the facing of slowing growth, low commodity prices and sluggish investment.
