20.01.2022 Hmmm whilst this may be a massive bonus for those about to undertake a major reno or build already, Im not sure if this will give people the incentive to undertake major renovations to give the building sector the boost they are hoping for. A $150k renovation is substantial (especially when pools are not included) and is it worth spending that kind of money for $25k? Perhaps lowering the renovation spend limit down to even $50k may be within reach of a lot of home owners, but still worthwhile to the building and related trades as well? What do you think?

18.01.2022 PETS WELCOME IN APARTMENTS AS BLANKET BANS ON ANIMALS LIFTED The NSW Court of Appeal has ruled that no apartment building may have a blanket ban on pets. J...o Cooper lives with her miniature schnauzer Angus in the Horizon building in Darlinghurst. She's been locked in a nearly five year battle with her Strata Committee on the grounds that the building's ban on pets is "harsh, unconscionable, and oppressive", in contravention of s139 of the Strata Schemes Management Act 2015 (NSW). On Monday, the Court of Appeal upheld Ms Cooper's argument. As of now, any by-law in NSW which prohibits the keeping of pets in strata managed apartments is unlawful. The NSW government predicts that within 20 years, half of the State’s population will live or work in a strata or community scheme. This is a major leap forward for the rights of those who live in apartments. 04.01.2022 Notwithstanding long overdue and very much-improved Legislation offering better protection for off-the-plan purchasers over the past couple of years, it is still very much a gamble, whether it be an apartment building or even a vacant block in a new subdivision. Apart from the miriad of circumstances that can change over the term of an off-the-plan contract (including general market fluctuations, interest rate changes, not to mention your own personal health or finances) whi...ch may pose their own complications over the years it takes for the construction to be completed and/or registration to occur, then you also have the risk that you can’t see what it is that you are actually purchasing. Purchasers commonly have a vision of what they are expecting the final product to be, and unfortunately if their vision doesn’t align with the Developer’s, then there is inevitably disappointment. As mentioned in this story, most of us are reluctant to purchase a motor vehicle sight-unseen, but will have no problem signing our lives away for a several hundred thousand dollar property based on a concept drawing! Off-the-plan purchasing is certainly not for the faint-hearted. AM.

04.01.2022 We say this every time there is a new release of land in Dapto, but upgraded and new infrastructure is still seriously lacking. The new road to and from Horsley will be a significant help, but this has been over 20 years in the making. There are so many more things to consider and be put in place if they are going to continue to allow housing developments without putting in the infrastructure to support it!

The Federal Govt has announced HomeBuilder, a grant to provide eligible owner-occupiers (including first home buyers) with a grant of $25,000 to build a new home or substantially renovate an existing home where the (building) contract is signed between 4 June 2020 and 31 December 2020. Noting that construction must commence within three months of the building contract date. Applications will be through Revenue NSW once the necessary agreement has been signed by the State & Commonwealth Governments.
